    Hello Agent 69,

    There is a section on the PI home page called ‘Web Links’ if you visit here, you will have a number of links which will be able to help you. There are a few broken links which are currently being investigated.
    To answer your question about stamp duty, there is this link from infochoice which is v.useful.

    It has the option of entering your state and calculating stamp duty. I hope this helps.

    As a newbie, I’m not sure if you have seen the ‘useful links’ post, but there you will find a collation of links to help navigate your way through investing, courtesy of the efforts of PI members and forum contributors.

    Hi,

    I’ve seen the same sort of price jumps and agree it has gone crazy… There is however a coastal township where the prices have had only a very modest rise and the CG has almost paused. I actually am having trouble understanding this, as compared to other places, these houses would have been already around the 180K-250K mark, just because of location.

    Hi there,

    Thank you for your replies. The BIG problem here was ME. Mea Culpa Mea Maxima Culpa[B)]. Before publically flogging myself, I should mention that the ‘house’ was being supervised (so to speak) by another party, but ultimately I did NOT do my due diligence and hence time slipped past until 6 months had gone and hey presto 100% Vacant, I have no one but myself to blame.
    I am back in the helm and that is why I have done a number of things to rectify the situation, including posing this post to PI community.
    I’d like to know more about your lease option idea. I must admit, It never crossed my mind. Like DUH Sooshie! It was just an anaesthetic, not amnesiatic! [;)]

    Hi APIM, Hi all!

    I had an agent do a drive-by and he said “it’s not a bad house”. He did say it’s not worth putting a unit at the back because you’d loose all the garden (it’s not as big a block as I originally thought). He estimated between 110 – 120K asking price, but it could achieve rent about $130 -145 per week…less 7% management fees…

    I think I over exaggerated, the houses may or may not be pulled down. The area has long been a housing commission area, in fact when I bought the property, almost the whole street went up for sale just afterwards. I will try to get you the details.

    Hi everyone,

    I’ve only been to Tassy once and I was hooked. I travelled by car somewhere over a bridge (not the main one) and the land near the water had the best views of the city. I didn’t know anything about investing then (and it seem’s like I still don’t [:P]), but if I had I would have bought. It would have been purely an emotional deal.
    I’ve heard the unemployement rate is still high, and a friend who lived there in Glenorchy (in front of Mt Wellington if I remember correctly) said that things were very depressed there . Another friend said to stay away from buying in Tassy saying it’s a dead end as people have to go the the mainland to find work( all this was about 9 years ago, when I fell in love with the beauty of Tassy). The same advice was given about Adelaide.
    So to read your post which repeats what my friends said about 9 years ago, is pretty spooky! [:O] Mind you, my friends house in Glenorchy was a prime spot, with great views. His friend lived near China town (wherever that is now?) and the house was very high up, 2 story with veiws overlooking the Casino and CBD. NICE!!!

    The property was bought with the intention of wrapping, as the area is great and properties in that area will be torn down and then it will be like a 2nd Brighton.     Not structually (perhaps a hammer and nail for some loose weatherboards). We had a building/pest inspection done as per due diligence and it came up aces.     YES YES YES

    I can relate your first question to my husband who’s 2nd biggest problem is juggling activities (shh Steve, let’s not pick on Moogie [;)], softly does it). Sometimes it is not a matter of HOW, but what’s stopping you [?]
    MINDSET is often the hardest hurdle to overcome. Recognizing or getting someone to admit ([:P]) that there is a mindset issue, is the hardest of all. Once you know what the roadblock is, then it may be easier to find a solution. I am not suggesting that this is your situation as I believe your question to be a very very very valid point. [^]
    Many times I’m just on a winder and I just go go go like an everready bunny. I flake into bed and wonder how I accomplished that days chores.

    Today, I was feeling bluggghhh, but I wrote a list and ticked off as much as I could. It’s 9:30pm and I’ve only done 3/4 of what I wanted but tomorrow brings fresh possibilities. That’s the way I HAVE to look at things.
    Capital growth on houses, creative tax stratergies, positive cash flow, osterich farms, deer farms, stud farms, professional gambling, retail, industrial etc. The possibilities are endless but time isn’t [:(] Time is your most precious comodity. How do you protect that [?]
    Sometimes choices need to be made on how to best delegate the work, so that you can manage. I agree with the idea of having time partners and all types of managers working for you, but you still need to work out how to establish if these managers or management stratergies will work for you, or if they will in fact take up more of your time.
    If IP is going to be like working and very stressful, maybe a more passive approach is needed.
    When I mentioned to Steve about being a time partner (it’s more detailed than this, but the gist was)for my hubby.. Steve said “And who will look after your children [?] ” I was silent. Why (Sooshie is very rarely silent [:D]) because I could easily pay for someone to look after my children, but I would still need to spend time, telling the babysitter where the food is, where their clothes are, what their routine is, how to comfort them when they are crying, what dose medication etc etc etc.
    Surely if they are experienced they can find their way around my house and my children, but the point is, 1) Would this free up my time or would it be faster to do the things myself ? 2) What care factor have they invested into my children [?] As much as I would [?] Doubtfull.

    I can’t wait till Steve’s book is out. [:D][:D][:D] He answers many questions. (I don’t get paid to promote Steve…I hope everyone out there realises this. I do it, because I actually respect what Steve, Dave and the team do.)

    Whatever choice you make, make sure you weigh up the pros and cons of any type of investing. If it will eat into your time…your call.

    Hi Everyone!

    Wow, Peter! And I thought I was the only one crazy enough to buy those books [:0)] I tried the library, but the list for most of those titles, where about 6 months [:P]
    I agree with what you have to say about all those books, but I couldn’t have said it as well as you.
    I enjoyed Bell’s humour and the books were cheaper then RK’s books.
    “Street’s Ahead”, Wakelin x2 it was easy to read but now I vaguely remember it.
    I have 3 of Jan Somer’s books, read 2, but evey telemarketer calling from property investment companies advertise her books on the phone and I think she’s getting a bad wrap from it.
    The software is used and abused by negative cashflow property ‘gurus’ to show how negative gearing is wonderful for people paying too much tax. This has been my experience with her software.
    I haven’t read any of RK’s books yet, when I have time…..
    Borrowing to Invest (Whittaker/Resnik) He is very matter of fact, but I found his writing style very dry. Good bed time reading [|)]
    For newbies like me, I’d like to suggest “Personal Investing for Dummies” (nuts and bolts of what to think about). I’m not ashamed to say that because my background was more juicy stuff, I thought I wouldn’t understand anything about finances, investing etc. I’ve come a long way, but I’m not even close yet.

    Hi Nick,

    It will be my first time at the seminar, my husband’s second time and we have still plenty to learn (hence my husband’s 2nd time [;)]).
    We are just beginners aswell and in fact, you are probably a lot better off, because you don’t have too much of other’s advice from books etc, having been given to you yet, so you vertually have a ‘clean slate’ with which to work with. Lucky you, no conflicting advice yet! [:D]

    You’re not wrong there! I am hoping (praying) that if I find something and get it all done to signing stage, he will conform. That’s how I got my other properties done. Okay there was a little more to it [;)]
    What did the mother say in ‘My Big Fat Greek Wedding’ [?] I think she said, the man may be the head, but the women is the neck, and she can turn the head…Something like that. [:D]

    I am actually having a little fun on the net, playing a game which rescues animals and you have to feed them, water them, give medicine and clean out their pens. Totally off the topic! [:0)]
