    I thought it might… (I mean working through your thoughts. You’ll find a note from me in your inbox on one of the topics discussed).

    I thought about some of the things you mentioned later on aswell, irrespective of IP’s, about life in general and I was hoping that it would be nice just to make people pause, stop and think about how what they do impacts on other’s lives.

    How nice it would be if everyone could have a positive impact on someones life.

    Hi there,

    Terry, 2 of our IP’s went through ANZ…slow like snails! A very costly experience. Apparantly it’s even worse now. We get a special rate going through the ANZ, due to all the business we’ve given them, but on our last IP, because we wanted faster settlement, we opted to go with Bank Of Melbourne, 5.99% variable rate, with IO for the first 5 years.
    It helps to have a competent broker aswell! Make sure your playing ball with the right team!

    Hi Steve,

    Yep, shall do under new post. I found out 2 things.
    1) Firstly, something I already new, Dave’s a top bloke. And where was “Big Grizzly Bear”? All I saw was an underfed Grizzly Bear! [:0)]
    2) Breaking things into simple steps is best.

    3 & 4 are just additions to post! [;)]
    3) Make sure when you ask for something…Steve is listening!!! [:P]Ahhh…Did I hear some money jingle [?] [:0)]
    4) Michael doesn’t wear a toupee..He just has gloriously thick dark hair.. [:)]

    I did a search at http://www.google.com and couldn’t find much there either, except for a real estate agent from the USA.

    I did find this about ‘Conceptual Analysis’ that Joe mentioned PF talked about.

    It seemed interesting, but I’m not sure how many people would be interested in it.
    This might be interesting for Sydney investors

    I know this dosen’t help much, but if anyone knows more about P Flanagan… help out..
    By the way, what was the name of the Flanagan in the movie with Tom Cruise called ‘Cocktails'[?]

    The RK seminar is $7000, but I know where I’d rather be! [:D] Oh, they do include meals in the $7000 and I hope everyone who’s going, (including my solicitor)enjoys it. I hope we get some feedback on it.

    Hi all,

    David, from where I sit, it’s just a matter of time till wrapping is regulated. After much thought on this topic, I can’t say it’s a really bad thing, because there are some people out there giving ‘wraps’ a bad name (ref ‘A Current Affairs’ program a few months back) and also the fact that some Real Estate Agents won’t deal with you if they know you do wraps, even if your not a shonk [:(!]
    Anything that makes money, will have a watchdog sooner or later. Consumer affairs will keep close watch, considering the amount of cons out there(this is not to say wrappers are cons…please don’t hurl abuse at me, I am by no means suggesting this). Things can’t go on unregulated for long, it makes too many people nervous. There are many control freaks out there.

    Hi there,

    Well I’m hoping to be there for the am session (babysitter’s allowing). Who else will be at that session? Should I wear a ‘Sooshie’ name tag so that we can all meet up? [:D]

    Hi Mathew,

    PAY DAY is a board game with a pleasant vista, option of children (actually they can be forced on you [}:)]), university etc. Basically all the milestones of life from school onwards are points in the game, whereby you have a choice to go two different paths, starting off either by going to UNI or doing hard work. You spin this wheel and count the respective numbers on the board. Then you do what says on the spot you land on. If you pick up a card, you might get a bonus cash injection or you might get told your wife is having another child and fork out $150 for OB check up. The person with the biggest cash stack wins. You get to get married, get a car, have kids, pay insurance, get a house…
    It’s really a lovely game and unlike Monopoly, nobody really comes out a looser because you all have fun. I’m yet to see a shoe fly whilst playing Pay Day [B)].
    I must confess, I’ve had a shoe or two thrown at me when I put up hotels on Fleet St, Pall Mall,etc… My sister has a bad temper [}:)] Everyone thought I was very greedy and no amount of protestations from me (It’s a game! I would say) would deter them from their cry that I was “greedy and selfish”. I think in the middle of one game they left (I had a lot of property)and I just counted the money I had and screamed out “I win” [}:)] (I was only about 15 years old [:I])
    By the way, a really fabulous movie which I’ve watched and laughed till I was horse in the throat was RAT RACE with Mr Bean, Whoopi G, John Clease, Seth Green, etcetc.. I recommend it highly. It’s hilarious. [:0)][:0)][:0)].

    Hi there,

    I might be mistaken, but if this is your first property, couldn’t you apply for the FHOG? I know it may take longer to get than in Victoria, and I believe it’s not for investment use, but creatively, I’m sure you could get this to help with your deposit? Someone who’s done this before might be able to help.

    Hi there,

    We must all be goofballs going to that seminar!!! [:D] Curiosty killed the cat [}:)] I’m not sure when I will be going, depends on babysitting. It sounds interesting and free is good, although be wary Breakfree events do so many events that just be careful not to get suckered into buying something. They do the push during the break and at the end.

    Hi all,

    What about letting the purchaser pay for their insurance for X amount, putting the bank (finance) and wrapper as interested parties and then getting a certificate saying it’s paid[?]
    The reason for doing it this way, is the purchaser’s have a business so they get a discount on the insurance. They have agreed value of 100K on property of 73K.
    What do you think? Dangerous or acceptable?
