It WAS a game and also, many people came up to me and couldn’t stop laughing (Paul!!!) because they thought my acting was very [:0)] funny. I did break role sometimes…and had a giggle [].
I probably would have been really nervous asking questions in that time frame and the aim of this game was not to be polite [] but to win. That’s cool.
With regards to this wrap. I’ve thought about it and I totally agree with everyone’s advice on walking away from it. Equivicatorially (have I just made up this word [?][])on one hand, I know it’s risky, as well as being an emotional wrap rather than a business wrap [], yet on the other hand, I looked through Steve’s wrap kit and other products and they met every criteria. I have done the due diligence aswell. I also believe that they should get a chance.
Anyway, it’s done (or in the process). I look foward not backwards.

Today has been a roller coaster for me. It started off low (my friend having a CT scan ? tumor of brain – she’s already gone through it once!) then I was looking through http://www.realestate.com.au and found some positive cash flow property… SOLD… never mind I will keep looking.. Then I spoke to an agent that knew about cash flow property (AWESOME!!!) I’ll be talking to him again. I was elated again, until my brother came over and told me he’s been retrenched [][]. He wants to know about what we do… So he’s talking on the phone with a Pete now. I’m not really wonderful at explaining things to my family []. They believe I’m wasting my talents by NOT working in the hospital system…
I’m re-elating myself by looking at more cashflow positive properties at the realestate.com site. I also found something up Stu’s alley!

I have heard about NZ aswell, like most investors, they won’t all come out screaming where they look for properties or waving their money around. Investors are everywhere. Many would say that if they can still find property that meets their criteria around their local area, which they know best, why move? When I go fishing, If I find a fishing spot where the fish are biting, I wouldn’t leave till I’ve got my quota, then I’d think of moving!

What is the motivation for these people to say that property prices are slowing or falling or whatever else they say?
Interest rates are still very low, FHOG is still applicable, so why would anyone want to take the confidence of buyers/investors away and turn them to other investing sources?
What’s happening with shares? Perhaps they need a cash injection…??? MAJOR help needed there, so how do they promote shares/stocks etc? By trying to make investors loose confidence in their current investing stratergies.
Professional investors know that you can make money no matter what market you invest your money in at any time. Risk mitigation and diversification.
The motives to shake the housing industry is WHAT??? Ask yourselves.
I could be way off mark, but as Michael said, there are many people at this site making money and will continue to do so no matter what cycle the property machine goes into.

Do either you or your brother have a full/part time job? If you both live with parents, could you sell one car and share the other? The saving on rego and general maintenance on a vehicle (a real money pit) might help you save up to buy without needing anyone else’s help. I promise you girls can walk! []
Your savings seem great. At $500 p/w you could have $26K in one year! This 70K property, you could you buy it with 1k deposit down, long settlement, do a tidy up or little reno, and rent it out or sell it once you’ve improved the property?
At some stage you could revalue it and use the capital growth to leverage with and purchase another property.
Is this property likely to experience capital growth?

I always like to start at the magazines for information… just to knowledge myself up. My background is far removed from tax etc.. I find the personal investor magazine helpful as it is written for the lay person. http://www.personalinvestor.com.au/
This month has a special on tax with regards to different investing stratergies. It’s basic, but a good place to start.
