    There are possibilities out there, just an example… go to http://www.realestate.com.au and put in this Property No. 1667829
    Would you call this positive cash flow? It may be in the middle of nowhere (thanks Brent!) but it’s an example. This also satisfies the 11 second solution, but is not a house and therefore no land (Property No. 1705803)

    I think Steve mentioned there is a 21 day grace period before eviction notice comes into effect. Perhaps we could check with him at some stage.

    Hiya!

    I nearly purchased a serviced apartment in a very good area of QLD (before I came to this forum) and it cost me over $500 to get out of the contract. Banks don’t look favourably on these apartments. There are much better deals out there. Good fortune with whatever you decide.

    Hi Michael,

    I read the article. It’s not a bad idea, if it can be used for investments aswell, especially people with little or no money, but are looking in a high c.growth area. I guess it’s just another way for them to reinvent themselves, get more of the market and look like the goodguys to home buyers.
    It could also be a good reason to do away with FHOG, as what would this be needed for if financial institutions were willing to take on this sort of partnership with home buyers. This removes the onus on Gov’ to help out. Any thoughts?

    Hi there,

    Might register a complaint there myself, my broker made 2 stuff ups… but actually it’s not my style to complain unless I have a good idea on how to combat the problem.
    So someone reading that sight and is involved in finance, might be able to make some money, by reading the problems and coming up with their own solution. I think I’d be wanting to hear that solution!

    Hiya!

    Today was a day from hell with a mortage broker! When about to sign the loan documentation, hubby found a clause querring its acceptability for vendor finance terms. He showed it to me and I thought… ‘if I have to start again looking for finance, I’ll burst my stitches’ … so I thought and found a detour, “I think this might be sneaky but legal” I quickly rang up our legal man and he said “It’s not transparent, but it is legal” That was enough for me.
    You can find a wrapee, have the house, have the deposit, but if the mortage broker stuffs up…then you stand to loose the lot. Each part of the link needs to carry the weight equally, so I’ve learnt.

    Hi Mini,

    I love Bali, where are you staying? Most 5 star hotels are either in Jimberan,Nusa Dua or Ubud!
    I reckomend Ubud…you will just love it! Nusa Dua is for retirees, Kuta – well… Jimbaran has the best seafood on the water front..and Ubud is amazing, very arty. I also like Sanur, a mix between Nusa Dua, Kuta and Ubud.
    Have fun… there is property there too…In fact before I even knew I about investing in property, I was thinking of buying property there.

    Thanks Nessie for the clari. I didn’t get the Icq message though. I have sent you an invite though. This offer is open to anyone from PI forum who’d like to chat or hook up.
    With regards to moderating, it’s more for making sure there are no offensive posts, blatant advertising or pie throwing ([:0)]).
    Nessie, would it be easier, since I asked such a broad topic, to go step by step… covering how to do due diligence on land, ie. title search, town plans, zoning, easments, usage restrictions on land etc.. and then cover how to purchase and what to pay, (i.e. closing costs and excepted LVR’s ), then cover, land taxes, subdivisions etc?

    I know for me, land acquisition is NOT as easy as Stu made it sound. Maybe for some it is?

    Hi there,

    If anyone wanted to go to Peter Flanagans information session (free but worth $89???) and couldn’t. I have 2 passes, which were sent to me,each entitling 2 people to go. So if you’re curious… let me know and I’ll get them to you. He obviously didn’t make his quota for the seminar, so he’s going at it again on the 17th of June.

    Hi there,

    I share your frustration, however I’m hoping that just by directing them to the post that the topic was covered in and pasting in the link, will help the newbies at the site. It might also clue them in to the idea that there is more than one page of information here [;)].
    I’m still looking for information and I haven’t covered every post or link or article here.
    I don’t think the newbies are being lazy I think they are just unsure of how the forum runs.

    Hi Leigh,

    Had that happen to me, in my own house with fresh paint on the walls!!! I was in hospital having Phillip at the time and there was no one to supervise the tradies. Apparantly a neighbour came in and they were having a wonderful time on the phone and chatting with each other…
    I guess it’s similar to the saying ‘When the cat’s away the mice will play’
    I made them clean up the mess before I’d pay them. Fair is fair.
