I’ve also noticed properties for sale in drought stricken areas. This is good news for farmers, who’ve had a rough trot (to say the least!) but I don’t understand what these investors plans are…to wrap a house to a farmer? (Soosh might be in DOH! land at present)
There are many issues to consider when purchasing ip’s (including stronger AUD)
I’d like to find out how Tassy ip investors are doing their research on industry?
Has anyone tried buying one duty free? Or should I just buy one from DS or OW or HN or HP? etc..
I might add though, that at our table, during the seminar, we had 1 financial calculator and approx 8 people sitting at the table who didn’t know how to use it [:0)][]

The ATO is loosing money by tax depreciations and renovation costs claimed by (mainly) negatively geared property. I don’t think that they will particularily change the rules, but they will crack down this year.

Does Julie’s dad have a boat? I love fishing (except killing the fish when they come into the boat []) I might try some handline fishing in Raki Raki in Fiji.
Moe, Morwell and Traralgon are having issues, but the owner occupier ratio is increasing. Still I don’t think I’d wrap there under just any circumstance []. The demand for houses still exceeds the supply at present. ‘Auctions’ have replaced ‘For sale’ and the RE shops have been revamped. That usually means, money is still rolling in!
After talks with RE’s in QLD, they are gobsmacked by the number of interstate investors buying site unseen or flying up and buying all their stock, even in areas prone to flooding !!!
One agent had his vendor put the price up 15K just after listing it. Crazy times ahead, when it’s time for price correction!

I must agree with Alison here. My old stomping ground of E.St.Kilda is about 10 minutes drive (if that) to where the Oasis is and although you have popular Acland St (long established – cafe society), The Esplanade Sunday Market, Fitzroy St etc It still is the seedy side of St.Kilda. The type of tenants attracted are probably not going to pay 200pw rent.
I would recommend looking at Alma or Inkerman Rd as ip’s. It’s quieter halfway beteen Pharan and St. Kilda. There are pockets of good areas and seedy ones all around St.Kilda, go for a walk and look around before you buy.
Elwood has seen cap growth, but there is still bargains there.
Guess who the ATO is targetting this financial year, when the returns role in? Property Investors.

When buying off the plan, the common trend is to use deposit bonds, so that your deposit is not tied up for 18 months etc until completion of the building project and subsiquent settlement…
It’s another way to keep your money in your pocket longer. Use the deposit bond instead of your own cash for the deposit. It costs though.
Minimogul (thanks Mini) posted a link which I’ve looked at. It could be useful to someone at this site, however as with all the links, do your own due diligence. It’s your money your investing with.
I was reading your posts with interest. On calling some RE agent friends, they were telling me similar things. Some of their web sites were so far out of date, because they haven’t had time to update. One RE said due to the feeding frenzy he had no houses for sale! [] Another said the vendor upped his price by 15K after listing it for 60K, it sold within hours, by an interstate investor!
Buyer beware! I’ve learnt the hard way.
Have fun in Bali… Nusa Dua will be great relax for you, but I think you’ll go bored! [] Try out the local Japanese resturant in the Nusa Dua Tragia (Matsuri – I think).
