Are you comprehensively insured? Okay, I know it’s left field, but if you had an accident (and they do happen, like it happened to me 17/5/02) and you hadn’t paid out the loan, if your car was totalled and you were not insured, you wouldn’t have the money, to pay back the loan on the car.
So if you put the money into home loan, redrew to purchase IP and then needed the money to buy another car… Okay, you could always get a loan for a car if your credit is good.
I’d pay off the car debt first, if it’s at the higher rate. The interest on it is not a tax deduction (or it might be if it is a company car or used for work purposes) whereas on the investment loan it could be. I’d follow Stu’s advise and leave the minimum amount allowable in the car loan to avoid break costs.

Is this your first investment? If so, I would stick to Cronulla, as this is the area you know. If they both seem like good options, yet you know one area better than the other, to me it seems you go with the area you know. This may help with mitigating risk.

It’s really lovely to see the posts that thank Steve, Dave and the team for having this site up and running. I can’t speak for Steve and Dave, but I’m pretty sure they share that sentiment.
I know I don’t have a background in Finance, property or the like, but I have had some experiences in the area and I strive to learn more about property. Whilst doing this, if someone reads my post and avoids the mistakes I’ve made, then I’m happy, even if I don’t know the individual personally.
Once, my sister (who was going through a Nutty stage at the time and driving me crazy with her indicisivness) said to me “Your so selfish sis, you don’t call me!” and I answered her “Yep, sis, I am. At this time of my life, I need to be so that I can exist to give another day”. I kind of stunned my sister, but after explaining myself to her, she understood. It’s okay to be selfish sometimes, but it still boils down to achieving a balance.
From the moment we are born, we take. We take nutrients from our mothers in utero, but we also may give the mother a sense of pleasure at being pregnant.
Human nature is about a balance between giving and taking. We take in Air and we give out CO2, we give friendship and we take comfort from others.
Sometimes we loose track of what is the real importance of the things we do in life. I guess the real question could be something like ‘What grounds you?’
Sometimes when you are in a profession where you deal with people all day, you can sometimes feel you are giving of yourself all day, but you get nothing in return.
As a nurse, I knew that the actions I did during the day brought happiness/wellbeing/contentment to the clients I nursed. When I felt that I had become a product of the crippled Health care system and that I couldn’t be to my clients what my idea of a nurse was, I stopped and looked for another avenue with which to find myself.
Without input and taking from others, you cannot gauge how best to give or supply to people.
Selfishly taking, is a different matter. I think it stems from a type of anger or discontentment.
It is my hope that whatever manner of business, investing or personal journey anyone embarks on, that they strive for a balance of give and take. Sometimes it takes a long time to see the benefits of one’s actions, so I hope that people (including those in people based businesses) who work with people daily, don’t get dissillusioned with the work they do, thinking that it’s one sided. Even a smile is receiving something.

I must admit I did ask about property prices. Mainly, houses on the mainland are cheaper than the island houses, due to the fact that the cost of building is cheaper, rather than using tow boats to lug building supplies across the ocean.
I even got to spend 1.5 hours on Turtle Island where Richard Evenson was welcoming his children to the island.
I was very impressed with the second island we went to, called Nanua-I-Ra. The view is spectacular. There is a house for sale FD$500,000 sleeps 12 people, with own beach front. It’s freehold. Although if you are thinking of renting it out, that is considered a NO-NO in Fiji. Most people rent it out on the quite.
Much of the land, is gov owned and leased to farmers for a certain period of time. We noticed that some of these lands, where the lease is up, is now being used for developments rather than being leased again to sugar cane farmers.
Fiji is almost a second home to many New Zealander’s as their dollar goes further in Fiji than in Australia.
I could probably go on for ages… so it’s better if anyone has any questions they can ask me.

I was using this link and thought it might come in handy for foreign investors coming to buy property or for investors wishing to buy property overseas.
It is true that the crime rates are higher in certain parts/areas of the suburbs you mentioned. A lot of the crimes are drug and gang related. People still live there however and you should get insurance on your property which would cover you…
I haven’t got experience myself, but a family member has done this before. The cost of transporting the home can be horrendous. Then you have to still get approval from Council and building report, then connection to utilities etc.. Now as I mentioned I have no experience, but after listening to someone relate their horror story of relocating houses, I think it might be easier to buy a kit house and do it that way..
I regret that I can’t be of more help to you in this instance…

It’s a good entry point (or so I’ve been told) to the coastal market. There are others aswell. I still feel that you can achieve better results interstate in certain coastal towns, now achieving high capital growth.
Lakes Entrance is very popular during Summer, it has a great resturant called Miriam’s, there are wineries, fishing charters (most popular thing to do) or just fishing off the Jetty. It is a little township but it’s very popular. See if you can pick up a caravan park there! []
By the way, Mike and I didn’t catch one regulation sized fish while we were there. []

Well after my surgery, I have so many scars, I’m the ‘Human Road Map’ []. I’m packing for my Fijian trip at the moment and I’m going to take a digital pic of all my belongings, for much the same reason as the newspaper trick! My scuba gear costs about $800 or more.
