    Hi there,

    Good idea, however…
    How do you feel if you have to buy a property at auction? Are you inclined to believe that you’ll be paying an inflated price?
    I just organized with a RE this arvo, to give me his sales list before it hits the internet and newspapers…He was thrilled, because he could save time and still sell properties. I was pleased because I can get the choice picks of an area set for capital growth and showing cash flow….but what happens with the ones that I can’t do? Should I auction the list off? Do you think that would be fair? Would I charge the fee up front or at settlement…I prefer a lay-by system of spotter’s fee myself (pay some up front and then pay the rest at settlement)…
    I personally don’t think it’s so fair to auction the list off. A set fee is a better way to go.
    What are your thoughts?

    Hi Lawry,

    I’m not familiar with the area, but doesn’t look like a large block of land. What is the local industry? How strong is the rental market in that area?
    It doesn’t meet the 11 second solution, but it does say you could ‘up’ the rent with some cosmetic care. How much could you ‘up’ the rent to, once reno job is done? Would it be for buy and hold, for wrap, L.O etc?

    I think I’ll stick to the bathing box…I can just see myself sitting there on the beach with a margaritta in one hand and a book in the other…Oh what a life [;)][:D]

    Would you believe these ‘boxes’ have gone up in value…and…they are used during Spring/summer.
    Wouldn’t mind having one myself [:D]
    Nothing like diversifying your portfolio!
    Would it be a 80% LVR or a 70%LVR do you think?

    Thanks for your feedback and your additions to the links.
    The idea of this post was to help in all areas of PI (and some) to make it easier to get all the info on different topics, ie. ATO, Finance etc

    Hi there,

    Westan, I like your comment about the local’s thoughts [:D]. My friends in Moe, think that Morwell is a lot worse and Traralgon just a little better than Morwell. I guess that just goes to show you the differences in opinion. [:0)] I actually enjoyed my visit to Erica (suburb) not far from Moe. Moe has some nice views over the valley. I was warned away from Morwell by my Moe friends. Everyone has differing opinions, which makes it all the more exciting to be human. [;)]
