We are a 2 car family. A Toyota Camry ’90 wagon – which is the ‘work horse’ of the family. And my beloved Subaru 1994 sedan, which I have to sell, because it’s too squisshy for 3 kids like mine. As soon as we sell it (on the market now) I will look at a Honda Odyssey as my mechanic tells me it’s the best people mover on the market at the moment. I’m saving up now. Pity the Subaru Tribeca is not in Australia! After driving a subaru, after a camry, corolla, hyundi and holden…give me a subaru anyday.

I’m related (by marriage) to the person who partnered the “Dodo” business and started the shops and I can tell you she works LOOOOONNNNGGG hours! So, my suggestion on top of all the good advice you have already had is to go into one of the Dodo stores and suss out your competition.
Another thing you can offer, is a “Beat the owner” points/rewards system, whereby you set up a competition (much like pinball scores in the “old” days) and the top player competes against the ‘manager’ of the store (i.e. in a computer game setting) and who ever wins the set/match/hand etc gets a, b or c, free, cheaper or prize.

Whilst I’m NO expert on this by any stretch of the imagination, I have a few questions for you.
1) Do you have plans already for this development or have you included this in your budget?
2) Are Council fees and the like included in your budget?
3) Near where I live, Actually, in Clayton which isn’t too far from me, the soil has issues when it comes to building, so there needs extra testing done to see if it is feesable. I mention this, because do you or can you plan extra in your budget for speed humps should they occur?
4) Could the property continue to be rented whilst building was going on, so that you don’t loose the income during the construction period?
These are some questions, however someone who has done developing might help you out.

Glad you did something! At least you’re a doer! Telling people where you do or get things is counter-productive, in my opinion. Yes I have found properties. I am not in a position to do anything now as I am 39 weeks and 3 days pregnant and quite grumpy and irritable! [] However I’ve been at this forum for approx 2 years now (maybe longer, can’t remember now)and I’ve set my search criteria with a cookie cutter approach. I bookmark and ring RE’s rather than wait for them to email me. Sometimes I email, if I’m in a rush (which seems to be all the time now).

Of course I took out the address and some of my private details for obvious reasons, however this is the format they reply in. This one was a simple question, is it sold yet, as it was over a 2 week period from first being listed. Huge land, good price, centre of town, long time tenant etc etc. Yes it was in a country town with a smaller population, but doing groundwork doesn’t phase me.
Another thing, hubby and I like to go fishing (a hobby of yesteryear it seems!), but before we go out, pack our gear, buy bait, charter boat etc etc, we do the BASIC research, such as weather, wind condition, surf conditions, maybe listen to Sexy Rexy’s fishing report (okay, we might cheat with a fish finder computer occasionally []) etc. I’m not going out on a little tinny boat in 2m waves to try and catch a fish! Been there, done that!(Weather reports are not entirely accurate at all times, unfortunately for us).
I mention the above, as because with all things that can be unpredictable or have hazards associated with it, there are ways to mitigate some of those hazards quite successfully.
I guess it depends on one’s goals. My goal isn’t instant wealth. I like the slow and steady as she goes, sort of way.

Gogo, I’ve been on the sidelines watching last year due to family commitments, but I’ve noticed some of your posts. I have found within 2 hrs of looking, 6 +CF properties. Some were in country towns, but most are in good townships that all have long standing infrastructure. I also found a few commercial properties that are +ve cash flow at 50% capacity!
Your mindset is somewhat troubling! If your looking to see why you can’t do it, or comparing yourself to Steve, who’s been doing it and perfecting it for a while now, you will never start. How determined are you to achieve your goals?

Steph those things happen…TRUST ME! After I graduated as a Midwife, I was at Mitcham Private doing an agency shift. I was 8 months pregnant, waddling up and down the post-natal ward doing my last shift before going on maternity leave. I went to the (then) Unit Manager to get my slip signed after the shift and she thanked me for my work. I said to her “I’ll be seeing you soon” Where she replied “Doing more shifts with us?” I said “No, having my first baby”. Where in she looked down at my belly and said “Are you pregnant? When are you due?” I said “I’m due in 4 weeks”. She went bright red and all she could say was “That’s Lovely”. One week later, I had my first little munchkin Phillip.
This time around I’ve had to tell people I’m pregnant! The usual question (I got this one just yesterday)”When are you due?” The surprised look on their faces are comical, when I tell them “Jan 5th is D-day”. Priceless [laugh]

Interesting point you make. Another thing I noticed, during the housing boom the number of home loans being put through was amazing, then all of a sudden if you wanted a 30 day settlement you had all types of hassles with your bank/lender etc, paperwork etc. Laziness started to kick in. I guess it makes sense. Sharks feed in a frenzy then they settle to the bottom of the waters to rest once full and content. So after the gluttony of the housing boom, I guess mortgage brokers/bankers are not so ‘out there’ to get your business and as usual they are back to being difficult and rigid to deal with. Of course this is not the case with all brokers etc. Many are still dedicated to getting the right product for their client. Actually, some are members of this forum. []

Yes, I agree with both of you Nobleone and Richmond, and NO pm’s as yet Redwing!… However these townships have large populations, hospitals, water, large shopping centres, job opportunities… They are NOT just your 500 pop regional townships. These are established townships. As you know, I’ve been on the outskirts of the game for some time, so it’s REALLY interesting, to see
1) what’s happening out there
2) Mentality of investors and
3) Which direction things are heading in.
Just today looking through my local newspaper I found potential deals in good areas. One was a house (3 bed etc) with extra land at rear going for a price that I thought was a misprint. This property is located 10 minutes away from me, closer to bayside!!! Now I haven’t asked any questions to the agent, I haven’t went past the property, nor done any diligence, but at least it was good to see that I hadn’t forgotten to many things I’d learnt. Seeing potential is the first step. My mind was blown away by the possibilities.
In fact, as I mentioned in the opening post, I saw a number of properties being advertised. I passed the deals by a seasoned investor who also agreed it was a great deal. It’s pretty weird to see what’s happening with confidence in the market. Yet again, it means that there are people cashing in on the hesitancy of others.

Victoria is where I look first as this is the State I’m based in, and if I had to get the kids into the car and drive, well let’s just say it’s easier to do it somewhere your familiar with and at least have the tools for (ie. RACV membership/roadside assist [], MELWAYS etc).
As always I’m happy to share. However, as I am getting back on my own two feet, it’s up to everyone who wants to be serious about their money to do their own due diligence.

Sounds like a Shark bite, rather than a little nibble. Perhaps start off with a nibble and then when you’ve got a few smaller deals under your belt go for the larger fish.
I’m concerned as to the type of tenant you might attract. I know that sort of accomodation has worked well in Melbourne for certain situations, but sounds like almost a ‘backpacker’ type set up.
Or have I got this wrong?

These can be very lucrative if done right. First you have to have the positive mentality that yes…someone will finance them (whether it be a bank, joint venture etc) For that type of money just be careful where you are buying. Check competition in the area you’re looking at etc.

Newgen’s loss is v.unfortunate. However, I assume you have your health? Give your girlfriend a kiss, be happy and thank up a above that you weren’t mugged for that money. (And call your insurance company, see what your rights are)

Advertising is a good idea, but if you have people come to salvage who don’t know what they are doing, they are a potential risk. You might need insurance to cover any accidental damage to themselves etc. Perhaps you should check State laws to see what is/isn’t allowed.
