Thank G-d for common sense and people with heart!
This post is a positive look at property investing and makes me proud to be a human being.
Congratulate yourselves for seeing the bigger picture.
Been there done that! Unfortunately.
Now I’d have a different take. I would calmly ring up the re agent and I would say, ‘I truly am intersted in properties, but I only want you to call me with real offers in my price range. If your honest with me, I will do business with you and we will both get fat off the land (So-to-speak), oh and…[Read more]
Thanks watto!
Got the book (my once in a while – when she decides to turn up housecleaner, lost it and I’m looking for it again) and it was good from what I started to read. Still concur with my father-in-laws original statement “Free is good”.
With regards to the tiles (a little problem compared to the rest) there is a new panel, I think it’s called Lamipanel (sold at bunnings). It looks like tiles, but it’s one sheet and you can install it yourself. Apparantly you can put it straight over tiles or remove the tiles before hand. It is waterproof and guarenteed for a long…[Read more]
Nathan put a link in his post (“Some tips on getting started?”) but unless you add the www it won’t work, so I’ve just put it here and it will work. Tested it myself.
Thanks Nathan (boy do I wish I was 24 again [] )
Do you have a friend who might be interested in helping you out, whilst also making money? If your ‘black’ spot with your credit history gets in the way, your friend may have the way around. This is just until you can show you actually have an income. As with positive cash flow property, you get income monthly. This will show others…[Read more]
Thank you for your post. Your daughter will have an advantage over other children with her knowledge. Perhaps other children who have children your daughter’s age will also benefit from the game.
This posting is active once again, with a driver at the helm. So if you want to add links, go ahead make our day (Oh dear! must be all that eggnog). Feel free to post links that you think may help others, but remember this is not for advertising purposes, but for networking and education etc.
Like to get your point of view. Yes we have completed a wrap. Very happy with new owners. We have a ‘Time’ partner who is very good at what he does. Basically, I’m just puting out feelers to see what are others ideas on the other property.
Info on property: Purchase price 90K
Our deposit 18k (20% LVR)
Term of loan 25 years
I was under the impression that with LO you don’t get FHOG and with us putting in 20%LVR that makes it quite a deterrant. What do you think? I’d like to get your view.
Hubby and I have just started purchasing wraps. I will aim for positive cash flow. The advantage of putting in 80% LVR means that this is more likely to occur.
The tenancy I think usually is for 1 year..but 6 months can be negotiated and this is better for us as we can get back to the original plan which is to wrap the house, for…[Read more]
Still got the house. Very slow going at present. Not sure whether to rent it out for 6 months and then try re-wrap or to just bide time. It’s difficult call, as we have to pay mortage each month till wrapped. Now, today is Saturday the 14th and everything that could go wrong on Friday the 13th did. So I’m feeling a cautiously…[Read more]

Watto you’re very cheeky [] Poor Steve was more likely to ‘push up the roses’ working so hard on this revamped site, then spending the time with Julie, sniffing the roses!
Nessie, anyone selling a house on X-mas day?…[Read more]
Watto, thanks for letting me transpose. [] Barney, I understand your reserve in filling out applications and surveys, I guess your always wondering what the ‘catch’ is. I filled it out and when I receive it, I will put a report up.
I was once told by my father-in-law, “Free is good”. Can’t fault him there!
I’m no expert at these financial things…personally I just prefer to spend the money, but I know that if you have a loan over $300,000 you actually qualify for a .5% interest loan discount. Ring up ANZ and after the usual run around/telephone tag they play with you, they will put you through to someone who deals with finding the right…[Read more]
