Steve, they say women mature faster than men. I can’t believe YOU spat the dummy and walked out [:0)] YOu must have been at least 20!!!
They played clever, not unethical. I wonder where they are now (your ‘monopoly friends’)?

Have you set up a family trust, or just bought the IP under you and/or your wife’s names?
I agree with Petters, use equity from IP to fund another IP. If the house is worth 260K and you owe 85K, then technically you have 185K, equity (correct me if I’m wrong). There are ways to buy IP with no money down, or little money down. Considering you…[Read more]
I’m no whizz at financials, so I just wanted to welcome you to the forum. []
I think the answer from memory is affirmative, it can be done, but I’m sure someone will respond to your post with more financial nouse then me (aren’t you lucky [])
Well the posts get better and better []. I too used to play MONOPOLY and used to win. It’s been about 15 years since I last played, as I find the game is only enjoyable when you are playing with a certain type of person.
When I refused to break up my street (i.e. Fleet St) or set, I was told how selfish I was [], as I explained to those…[Read more]
Otto Otto Otto, what have you started []. I think most marriages today fail due to the work hours required or expected of them to do in a week. (My 2 Bobs worth)
Could you tell me more about the 4 flats for 35K. This would be a wonderful case study methinks?
Cheers

My Bro-in-law is building his house on his land (existing house has been demolished) in suburb of Elsternwick. The builders are in so much demand that people are happy to pay their fees even if it is really pricy. I nearly had an apoplectic fit when I heard the price (close to Nessie’s mentioned price)charged. I reckon it would have…[Read more]
OOOOOOooooo! I’ve definitely opened up a can of worms here []
Nessie, perhaps whilst Simon was squealing in the car I heard Stamp Duty rises on the radio and really they said Land Taxes. I’m not sure on that one though, so the 2 F questions still remains.
Doesn’t surprise me about WA, it currently has the lowest Stamp Duty after QLD.…[Read more]
Welcome to the forum and congratulations on taking that first step. There are some good books out there and Jan Somer’s is great, but might I just say that here at this site would be a great place to begin. It’s free [] and very informative. I have many books, but had I started here in the first place I would have known what…[Read more]
I second Andrew, Welcome to the forum! [] Could you tell me what the curriculum over the year would be (i.e. course outline)? What do you get at the end of the year (other than a lighter pocket [])?
quote:Insurance…I was quoted $200 per year or $1200 per year.
$1200 for full replacement insurance and $200 per year for dollar for dollar insurance. I’ll take my chances with the lower amount i think, because it is only a really cheap house for rental. I guess after a year, or five, if…
Nope, not from Geelong, from Melbourne proper. I just went up to Pt Lonsdale for a relaxing time and some business to take care of aswell.
Next time I’m in the area, I’d love to catch up.
One thing I forgot to mention was that, there is a difference between choosing this profession and having to do it in order to survive. These women/ladies of the night etc are very empowered with who their clientele is and what their pay is etc. A tenant like that, is more likely to make sure your house is a palace and very welcoming.
I…[Read more]
Steve’s ‘Fast Track’ tape discusses this in detail. Leveraging your time by building friendships (used loosely) with agents, so that they eventually know your criteria and then they can call you when they have something that fits your criteria. This way, the onus is on them to actually do the work, so that you do put in offers that…[Read more]
Recommended to me was also Rob Musgrove (as Phil mentioned), whom we used and was very thourough. He’s pricey, but he’s the one most real estate agents recommended to me. I know that Rob is very busy though (it’s all the … loaded investors up from Melbourne []). He gives a written report to you aswell (ask for it).

Firstly, the profession in question, is the oldest profession in the world! While the very thought might turn people’s faces into prunes, it’s a service that is very well utilised, and there is a lot of money in that industry. It is a risk buying the property for that purpose (5 bedrooms?) if the council does a backflip. I remember…[Read more]
I can’t remember in which post, someone asked how to research a property in an area…and I gave a link about a user pays system. Well I don’t remember who or which post it was, but it was recent.
I found one of these links to a ‘user pay’ researcher by postcode.

Glad to hear you’ve found yourself a gem Andrew [].
Recent experience with a realator was interesting. It went something like this. Date: 24th April ’03 (remember Anzac day all is closed).
Realtor :”Out of interest is this property for onselling”
Moi: “Yes, it is, why do you ask?”
Realtor: “Because we’ve had bad experiences and most of the…[Read more]
