    From my understanding, you will only be able to claim the outstanding 60k loan not the loan amount from the IP. This loan cannot be transferred to your PPoR. I am sure Richard will be able to answer this question much better than me

    Hi i do not pay any extra for property inspections or reports, fees of between 6% and 8% for property management, one week letting fee and no fee for lease renewals. No additional costs for advertising the properties for lease.

    All properties are in nsw regional towns

    I would love to be able to buy in maroubra, however as a single mum with three children, supporting my children myself,  and only earning $57k a year, buying in maroubra is not an option for me. therefore i choose to buy the best cashflow positive properties that i can find, that allow me to be in the real estate market and earning some money now. I have a buy and hold strategy, i don't plan to ever sell. In perhaps 5-10 years time i can pay down the loan on my PPOR and then the loans on my IPs so that i am living off the rental income.

    My mum worked right up until the age of 55, retired with kidney failure, spent the next six years on dialysis three days a week and died at the age of 61. i don't want to live the same wokr focussed 'life'. I want to be able to choose what to spend my time on and who to spend it with.

    By he way, i am already over 40, hopefully i can retire at 50!

    I have just set up a trust and you need to have a tax file number  as a part of the trust structure. (this is a discretionary trust)

    Don't get me started on the inept actions of this government. I have never seen as much wastage as is currently happening with the BER!!!! Working in a school i can see first hand how much money and time is being wasted. What a joke!!

    yes, that describes a battle axe block. Building on this should be hassle free as long as you have good access to the site. Is there a house already built on the front block? Is there a seperate and defined driveway to the block or is the driveway a 'common' area?Are the services in place to the block such as sewerage etc? if not, these may be more expensive to connect as they are located further from the street.

    I like to 'borrow' two sayings that i love 'Property is a girl's best friend' The title of one of the books that i like. The other saying is 'A man is not a financial plan' I can't remember where I read this, but it is so true for me in particular.

    Have you seen the charms on ebay of a for sale/sold  signs?

    I might have to get one of these.

    Negaive gearing will stay as is. they are also looking at allowing superfunds to invest in property, which i thought they already did, maybe they will change the rules regarding this. Lower incomes are supposed to be better off with extra money in pocket each week.

    They are looking at imposing a hefty tariff on mining company's profits. I wonder if this will impact on the number of staff they employ and therefore property prices in mining towns.

    Hi, is a hammerhead block the same as a battle axe block?

    I bought a battle axe block in Redcliffe Qld, and it always rented well and sold for a good price when sold a few years later. Some people like to have their house front a street, others do not. bale axe blocks that back to bush are also often popular for people who like their privacy.

    jeffro who has applied for the loans for the two projects mentioned above? If you, are you able to hold these properties then rent the properties out for income? This way you are making even more money as you are not 'losing' money by paying selling costs. You also then have ongoing income from the rental.

    Check with bunnings they run a lot of DYI nights and weekends. You might even be able to request this as a topic for them to cover.

    You will nedd to organse for an electrician and a plumber to disconnect or clamp any wiring and plumbing before removing taps and cooktops or wall ovens.

     I have also seem some great second hand as well as new kitchens on ebay. Maybe a cheaper option

    This would be a better idea as it would be providng you with income and 'get your foot in the property door'. When the time comes you could do a knock down rebuild or reno to get the type of home that you want. You will probably find tha your tastes will change quite a bit between now and then.

    I would imagine you can find better properties or similair properties without paying them a premium for the privilige. $39 a week doesn't sound like much but that adds up to over $2000 a year. Also check their figures, there may be other holding costs that they have not factored in such as rates, insurance, management fees etc.

    Also be wary if these figures are possible because of rental guarantees, these mean that the price of the property is often inflated to cover these costs.

    Have you tried approaching them and asking if they are interested in selling? I would suggest you speak to some agents with local knowledge to see what they think the neighbours property is worth, then approach the neighbour with an offer in that vicinity. You may be able to offer a lower price by not involving real estate agents in the sale, therefore no need for the neighbour to pay them commissions. Which are often sizable.

    I have just withdrawn an offer on a property that was very cashflow positive but the builder told me that it needed big bikkies spent on it. Luckily, he told me this without having me go to the expense of paying for a building  inspection. his daughters go to the school that I teach at, so he was a good find! he had carried out a full inspection and report for a previous purchaser,w ho was unable to get finance (or so they say). Still looking, but I also want to update my vehilce. ha reminds me, I ahd better check my lotto numbers !!!!
