I am always surprised at the poor quality photos that accompany some real estate ads. I have seen photos of half eaten food, rubbish on the floor and corners of rooms. How they expect people to be inspired or interested in a property with those photos is beyond me!

I have found that a number of developers list houses for removal on ebay. They are often listed for less than $1000 and these are houses in okay condition. They usually are on a large block and it is cheaper for someone to remove the house for a minimal payment, than for the developed to knock them down and remove them..

Just a question, if this house was left to the uncles in a will, do they still pay capital gains on proceed of the sale? They didn't own the property previously as i understand it from reading the thread. Just curious what the ATO ruling on this is

did the valuers do a drive past or a walk thru valuation? A walk thru may be more favourable.
do you live close by? perhaps you could also go to the open house, or even better get a trusted friend or family member to go and see how well the agent 'sells' your property to a potential tenant. What do other similair properties rent for in the area? is it on a main road? Do you have a contract with the agent? Are there other agents that you cant list with? Tell them all whoever gets a quality tenant first, gets the contract to manage the property.

To answer your question it would depend on how much you spend on building house and what the rental return is

hi i have seen some kit home companies advertising on ebay, not sure where you are located, but they may be an option
is there any reason why your partner would not move into your property? if he rents out his existing property he would not have any tax deductions that he could claim as far as loan repayments go because he owns the property outright.
if you rent your property out there would only be minimal tax concessions for loan repayments as the amount outstanding is so low.
Jacqui i have bought all of my properties in regional towns and out of five properties (two joined flats and three free standing houses) i ahve only had one property vacant for three weeks. I have owned two of the properties for over two and a half years, one was bout in December last year and the flats will settle in two weeks, but have had the same tenants for seven years and five years each. All of my properties are cashflow positive, my most expensive purchase was a house for $185,000 rnted for $220/week, cheapest was $80, 000 rneted for $145/week,
The first two properties were ex housing commission, solid brick homes, no problems with them at all. Areas are undergoing gentrification so few if any are still HC.

I would like to see ANY political party/politician who will do what is right and in the best interests of our country as a whole and each of us as individuals. Julia Gillard continues to believe that she is beyond reproach, just like kevin Rudd did. By the time he finally admitted that he was wrong (more correctly the way he and his policy makers went about doing things) four innnocent people were dead and over 100 houses were fire damaged.
I am all for stimulating the economy, but lets do it in a way that benefits people, not kill them, burn down their homes or rip each and everyone off, so that we will be paying for it with higher taxes until the day we die.
Why doesn't the government install efficient solar units on all public buildings to generate electricity and make those buildings self sucfficient, instead of taxing us more to build more electricity substations.
This mining tax should be used to adequately fund ALL public hospitals, in rural and regional areas as well as the major cities.
If people wish to go into politics it should be for the benefit of our country, not themselves or a small group of cronies. We ahve a great country, but the decision makers are beginning to stuff it up well and truly, for us and for our children.
I scored in the negatives, which surprised me given that i have four (really five, one set of flats) investment properties no personal loans, credit card paid off in full each month and a PPOR that i have 50% equity in. here i was thinking that i was doing okay. maybe i will just ignore this score and continue on my merry way.
If you listen to the speil that they give at the auction, the highest bidder has the right at first negotiation after the property is passed in. i don't know whether they are able to mention that there is another potential buyer. The RE may have thought that because you hadn't taken a contract that you were not serious. I'm not sure how everything works with regards to this. Just another reason why i would prefer a private treaty because the agent is obligated to submit any and all offers to the vendor, including any conditions such as short or extended settlement.

I would think that the owners of a property have more rights than the tenants, but it appears that this is not true. i know that TT and ACA are not 'documentaries' however as was shown on the program mentioned above when the police were called, the poor owner was told that until she had a court judgement she could not access her own (badly trashed) property. Yes i agree that tenants have rights, but landlords need to have equal rights. Fortunately i have only had one troublesome tenant who was a problem with regards to getting on with her neighbours, rather then doing any damage to my property or not paying their rent.
Reply promptly to any and all communication with landlords.
My best property manager is proactive and does things like carrying out three monthly checks on smoke detectors to ensure that they are working, emails statements, spoke with the tenant and increased their rent by ten dollars a week to cover the water accounts when they come in each quarter. The tenant doesn't have to budget for this and the money is always there to pay the bill when it is due. Any money left in the account when (and if) the tenant moves out, is refunded to her. This tenant has been in my property since the day i settled and has been there for two and a half years so far.As soon as a landlord lets you know that they are buying the property as a rental start to seek tenants for the property so that they are ready to move in on the day of settlement (or even before if the vendor agrees) I ahve two properties with the aforementioned PM and one was leased prior to settlement when the vendor moved into their new property three weeks before settlement.
This PM even looked at properties listed for sale that were listed by both the RE that she worked for as well as other REs, giving me feedback on the quality of each property, what they would lease for, any work that needed doing etc. These properties are located about 800 km from where i live, i am yet to see either of them and i have never had a problem with either property..

have you thought about trying to balance your portfolio by having some cashflow positive properties with some negatively geared. Also if you buy well, the negatively geared properties may become positive in a short period of time. If they are able to have regular rental increases then this will help upi to reach your goals.
