kevin, this is a lovely area of the world. I would have mentioned that the property has an updated kitchen are the bathrooms also updated? Perhaps even mention that it is within waliking distance to bothe Blaxland and Glenbrook stations and Glenbrook lagoon and restaurants/cafes in Glenbrook. Saying that it is 'close to' something has different meaning for everyone. Saying it is 15 minutes walk may mean that people who haven't got a car or who have only one car may be more interested.

is there anything in the wording of the contract regarding the type of service being provided, their obligations as property manager, such as attending to issues of maintenance promptly, carrying out regular property inspections etc. if there is and they have failed to meet their obligations you may have grounds to terminate the contract early.

Brian when i was starting out nearly twenty years ago I was looking at two properties in my home town, both of which were for sale by auction. i was buying the property with my twin brotehr, but i was the one who chose the property, went to the auctions etc. ( he was more of a silent partner) the two hosues sold for more than I was willing to pay. the RE approached me and offered his condolences on 'missing out'. i just told him to keep giving me properties to look at. After another three weeks he showed me a better property listed for sale, not auction. i put in an offer and it was accepted, i had a cheaper purchase price and a higher rental return.
i bought my first IP after getting divorced by auction where i was bidding over the phone as the property is about 700 klm away. i don;t mind auctions, however, as you ahve said, it is REALLY important not to get carried away and to KNOW that you will have been underquoted by the RE.
if you miss the 'opportunity of a lifetime' you can be sure there will be another one around the corner, up the street or in another suburb

Now, that's not kind, you nearly gave me a heart attack. I trust that any implementaion of changes is handled better than the insulation and BER debacle. I don't think this government could organise a chook raffle!!! Let me manage the budget, as a single mum with three children I can handle a budget and make it stretch further and get value for money better than any politician or beaurocrat. ( i am sure this is spelt wrong, oh well!)

Hi the company was mortgage watch I bought the software, however, had trouble loading it and there have been reports of their being some issues with the security of the software.

HI if you are never planning to live in the property then you wnat to get an IO loan. Have you enquired about refinancing your loan on your PPOR. I refinanced and even though i had to pay a ridiculous amount of moeny to do so, i am now sooo much better off with a significant recuction in repayments. I should alos recoup the costs of refinancing within ten months.
The benefits of the offset account is that if you have a loan for $200,000 and you pay $50,000 onto the loan then you are paying interest on $150,00 but you alos then you have that money locked up in the loan.
If you have a $200,000 loan and you put $50,000 in an offset account then you stull pay interest on $150,000 however you have access to the money whenever you need it.
However, an even better option would be if you could have the offset account against the loan on your PPOR as this is a non tax deductible loan

Vicky your comment reminded me of my flatmate from years ago. She is a lawyer and preferred to go shopping after work rather than in her lunch break because she would come home and get her tracky daks on before we hit the shops. the shop assistants would leave her alone to have a look because they wrongly assumed that she couldn't afford the clothes in the boutiques where she was looking, no hard sell or BS from sales assistants trying to make a sale.
A bit like pretty woman 'Big mistake, HUGE'

Put their litter tray in the laundry or less preferably the bathroom or even the toilet where there is a tiled floor. This should limit 'mistakes' I am currently toilet training kittens in our barbeque area, so if they ahve an accident it is no biggie. Anyone wnat a kitten??? LOL
Hi Pat, welcome to the forum, love the photo. I have twin girls who are now 7 1/2 years old, I am starting to feel old!!! I also have a 10 year old. i have started over after my divorce and I am so glad that I found this forum as the people are knowledgable, friendly and have such a diverse range of experiences and strategies.
I am thinking about seeing if i can pick Richard and Terry's brains in the upcoming school holidays. i should be evaluating my school program instead of chatting on this forum LOL

I think 'D's idea is a good one. I agree that cats can be better tenants than chidlren, having said that, make sure that the cat is litter trained and hopefully not male as they are more likely to 'spray' their scent around.
I also agree that you need to ensure that pets are allowed by the body corporate.
i have read a number of articles regarding the benefits to landlords of being pet friendly as there are a number of very good tenants out there who have pets. Some of these people are professional people who even send their pets to 'pet daycare' whilst they are at work so that they are not home alone casuing damage. (child substitutes i think) if memory serves me correctly there was even a story on this topic on either today tonight or a current affair. you may eb able to google it and see some other effective strategies for securign quality tenants who also happen to be pet owners.

Hey, my cousin had a similair experience in ballarat when looking at a property with her husband. my cousin is the one who does all the buying and renovating, her husband has his own seperate business. As soon as the agent spoke to her husband he said, 'there's no point talking to me mate, she's the one who will be buying the property'.
having said that, I have bought all my properties as a single woman or divorced woman and have found the agents to be very happy to talk to me. On the one occasion when I did have my now ex husband with me, the agent spoke with him which left me completely free to look at the property without the agent following me around, being annoying! LOl.
i think some agents are not proared for the woman to be the negotiator, I don't know whether this is an advantage or disadvantage.
personally, i think car salesman are more sexist than real estate agents!!

HI, i rented with a friedn whose property looked onto the railway line, narrow road in between. the trains were noisy, however i got used to it very quickly. She said that when she and her boyfriend were looking for a property they wanted to uy in inner city Sydney and they tossed up between buying near then airport and being under a flight path and buying near the trainline. they decided that the trains would run less frequently than the planes and therefore would be less of a noise factor. I don't recall there being any properties vacant or for sale when I lived there. cheers Sonya

I always buy three bedroom houses as i have found, and been told by real estate property managers in the areas that i look at that they are easier to rent and retain tenants for a longer term. thus far I have had no trouble getting and retaining tenants.
