I’ve given your post some thought as I had no immediate answer for you. To share my personal experience (Westan you sound lucky) I have lost count of the “no”s that I’ve been given. After a point it is tempting not to ask simply because you assume that the answer will again be “no” – believe me I understand this. It has limited me no end. Mainly because it has taken me about 2 years to think laterally come up with a new strategy. For some of us the journey is slower than others – there are too many variables between individuals to even analyse this any further.
Perhaps the only advice I can give is to ask the lender on what criteria your application was declined. At least then you know what to change (if you possibly can).
Also have you considered letting an A grade broker hear the “no”s for you untill they find a “yes”? There are a number of brokers that I have faith in that post on this forum. I have not dealt personally with all of them but you can read all of thier posts by having a look at their profiles and choose one that seems to be on your wavelength.
You may also find inspiration in Steve’s new book (I did). I’m not sure of her name without looking it up but one of his mappers was very disheartened at one point but was able to overcome it. I believe you can too if you choose. All of them came across as very human and had barriers to break through (or get around or squeeze underneath – you get the idea?).

SonjaOr try the post with a link to pictures of near-naked (naked?) women… how does that compare to this? How does it relate to this site? It doesn’t worry me enough to complain to admin but it seems a bit inconsistent.
Guess it just comes down to each moderator’s personal opinion and/or if any moderator has seen it at all…

SonjaI actually saw that documentary (or one similar) quite some time ago. The one I saw was based on case studies of this situation in the USA. It was truly sad. One poor woman was so large that she was trapped in her room and they had to get her to hospital via a hole in the wall (or somehow breaking down part of the house – can’t exactly remember now). She was so huge she couldn’t even walk and had to be carried out on some sort of modified stretcher.
Another was trying to loose weight to save her life and her “feeder” kept tempting her with cakes and fried foods whenever she felt a bit down. Of course the poor lady could’t resist and was failing with the weight loss program.
I hope this is not crossing some sort of forum line here but… They even stated that these women were so large that the men who were feeding them were physically unable to have sex with them – the genital area was simply unaccessable because of the womens’ size.
The whole thing is beyond my comprehension. All but one of the ladies that were interviewed were miserable with many aspects of being so large yet the majority seemed disempowered to take action or leave thier feeding partners. I agree with you Jo, it is similar in many ways to situations of domestic violence where the woman justifies the abuse and creates excuses to put up with it, stay with and even forgive their abusive partner.
Very sad IMO and when these women die of obesity related diseases I’d like to see the ‘feeders’ held responsible.
On the other hand, an in-law of mine also watched it (not with us – just happened to discuss it afterwards) but just saw the whole thing as a freak show. Perhaps that is what the moderator was trying to avoid?

SonjaPS The tone of the documentary that I saw was not at all derogatory to the women involved. It was respectful and if anything sympathetic to their plight.

SonjaWe were looking at doing this ourselves not so long ago. Once you have a house in mind contact a house relocator (listed under ‘House Relocation Services’ in the yellow pages). Like most things it is best if you can get word of mouth references as some of these relocators can do an excellent job but some, well… I’ve heard of relocated houses where windows and doors no longer open and close etc.
Some houses can be moved more easily than others, some will cost more than others, some can travel in one piece and some need to go in two or three (or more?) pieces. If you have several to choose from it might be an idea to get the relocator to have a look and get an educated opinion on which may be the best and/or cheapest to move.
Be prepared for some work once the house is in it’s new spot. When they move it any cement floors will have to be removed (as they very rarely travel well) and you will be left with a great big hole looking through to the ground underneath. In our case that was going to be the bathroom and laundry areas. Sometimes it is also necessary to completely rewire the house. Plus the obvious plumbing.
You will need to get council approval and (amongst other things) for us this also meant getting an owner builder’s licence.
I’m making it sound like a bit of a headache perhaps but we were really keen to do it. We would have done really well out of the deal.
Unfortunately, we were gazumped on the block of land and had a very tight time deadline to meet as we were getting the house for free from a developer who was otherwise going to have it demolished and cleared (us removing it saved them $$$). The new development had to start and we had nowhere to move the house so the deal was off. The developer found someone else to take the house using the relocator we had sourced (because he was familiar with the house and booked in to remove it at the right time). I cried when it happened but now it’s all over and we’re looking at something different…

Do you know the blind investor or just know of him? I ask because I find this a particularly inspiring example of someone overcoming the limitations placed on them (either by themselves or by society). In my situation this is very encouraging, as I am battling my own health problems and my son has just been diagnosed with autism. It is great to hear that this guy has not let his ‘disability’ stop him.
It reinforces the fact that IT can be done with the right approach regardless of where you are at. Thanks for sharing this – it gave me just the encouragemet that I was looking for.

SonjaWe are about to exchange contracts on a very sad old duplex. We are aware that reonvations can be hard work and time consuming but are lucky enough that my inlaws are licenced builders and my father is an electrician. They are willing not only to help us out but to teach us along the way.
Of course the electrical work is something that we would always leave to a licenced tradesperson. My late grandfather (a carpenter) who I respect greatly always said that there were only two things that he truly feared – God and electricity because although you couldn’t see them, either had the ability to take you life in an instant.
As well as the $$$ profit in this, we stand to gain education (hard to put a price on). This knowledge will be of value to us in the future regardless of whether we do the work ourselves or hire people to do it for us.

SonjaWe’re with NAB. Some of the staff are great (like fabulous) and some are not (absolutley clueless). Strange at it seems to us it really depends on who you are talking to. Our regular personal banker was on holidays or long service or something or another and the lady that was filling in was a true problem solver. After that we changed our personal banker to someone that was more suited to our needs. You can ask to change personal bankers and it is like changing banks in my experience.

SonjaI was looking at this seminar before this thread and before the September Insider mentioned it. I’d love to go but I’m in two minds…
I need a bit of help to get the whole PI business off the ground and I believe that this would be a very appropriate course for my current situation but… ATM I’d have to access equity (we’d still enough left over to cover a deal that we’re currently looking at) to afford the seminar, travel, accomodation and other associated expenses.
Not sure if this would be a wise “business” decision or not. That equity could go towards another deal but the knowledge gained from the seminar could increase the return from other future deals.
I just re-read my post and it sounds a bit like analysis paralysis perhaps? (now analysing that conclusion).
Opinions anyone?

SonjaI went to one of his intro nights and while interesting and very charismatic… I just didn’t trust the guy. Since then I’v heard other bad reports and they have changed the name of the company. Can’t remember what it was about 2 years ago but it wasn’t Onelife but their guru Roy was holding seminars in the Hunter Valley.

Not so long ago I started a thread asking if anyone had some good tricks to get rid of the smell of heavy smoking. From the responses I got I was under the impression that it was entirely legal and enforcable to include “no smoking” as a clause in the rental agreement. If this is not adhered to by the tenant then the cost of removing the smell and tar residue can be claimed out of their bond. Just the impression that I got from the replies and I have not looked into it any further at this point. It was not part of this tenancy agreement so not much use to me this time around.
I would imagine if it was written into the tenancy agreement and if it was causing you discomfort then this may be a strong point on your side of the case.
As for as the kids I have no idea but I suspect that this may be a little less “cut and dried”. IMHO I feel that you may have trouble enforcing this one.
Why is your son the PM? Does he have any experience in this area? If so he may not find it stressful to give an opinion and he may know exactly what is in the agreement and what is enforcable and/or grounds for eviction of the tenant.

Are you offering property for sale? If so 1) Are you advertising any particular or specific property in Mission Beach or is it somewhere else? (ie next “boom”) and 2) If you are selling, why do you get to advertise here?
