Hi Gavin,
I also went to Martin’s workshop and thought it great value.
After speaking to my local Council’s town planner here in NSW I have found that Community Title as outlined by Martin is specific to SA. She also tells me that each state will be individual in this respect… so it really depends on where you are developing.
The Land Titles Office is probably the best place to do this kind of research and I’m thinking it is about time I did some myself…

I thought I was the only person in the world still using windows 98! The changeover has had the same effect on me – lots of threads I just can’t bear to wait for. I have found that if I visit the active topics every day that things go a bit quicker than if I leave it too long. More than a week without a visit and the whole site just crashes. I also find I’m making heaps less posts since these changes. I was going to the library for a while but that was pretty time consuming too.
The motivation to upgrade our computer just went up a notch (or 5 or 10).
g7, I think it is cyclical. Interest in the forum seems to wax and wane. I’ve noticed it before and been unable to pick why it happens.
Still enjoy it here though!

I posted this purely as a joke ’cause I had tears rolling down my face and my tummy ached from laughing when I read it. Partly because of real life Mt Isa story from my mother-in-law that is so similar it is a bit scary. A friend of hers moved there in winter and fell in love with the place. He had almost talked all of his friends into moving there to join him but half way through spring his love affair with Mt Isa began to turn sour and he was considering going home to Nowra. Half way through summer (according to this friend) everything in Mt Isa had turned sour, even the long term locals! Straight back to Nowra for him.
Smart Cookie, as far as investing in Mt Isa I’ve got no clue and never considered or researched it at all (ever) but that doesn’t mean it is “dead and buried” depending on what you are investing for.

Mostly, I’m a bit pragmatic about this sort of stuff. A forum is a forum and this one is great regardless of the layout.
I’m glad I’m not the olny one who has found it to be s…l…o…w compared to before but I suspect my poor (old) computer is mostly responsible for this.
I also agree with Paul that the colour differentiation between read and unread threads needs to come back. If there is still a difference I’m no longer able to pick it.
I’m sure that with a few changes and all the glitches ironed out the new format will work really well for all!
They say that a change is as good as a holiday and boy do I need a holiday so thanks for all your efforts.

Hi Damian,
Try “House Relocation Services” in the local (or nearly local) Yellow Pages.
Some like Robert Harding have used houses to choose from and others will simply move it and you find it yourself.
I was able to secure a free house for removal by approaching a local child care company who was going to demolish it and build the new child care centre. This is a win/win situation as you get the house and they save demolition costs. Check with council for approved DAs.

When you get a chance I’d also like to know what you find out and what you decide. I have also wished for someone with developing experience to sit down and nut out the fine details with us.
I’ve got a large block with an old duplex on. Like you I saw development $$$ when I purchased but the whole thing became too hazy and too much of an unknown to pursue ATM. Although zoning allows for 4 dwellings we thought that a triplex (so all could have road frontage) would be a better choice for the location.
Lucky enough the returns as they stand (almost 10%) are reasonable enough to just hold and see what happens.
I still suspect some sort of development would be a better investment decision than just sitting but…

If it is a legal loophole than all should be OK. There is no need to worry and just issue a legit receipt.
If you are trying to do something that is not legal my advice would be to confess your “mistake” ASAP and offer to pay back what you owe – most likely the authorities will be quite reasonable with you.
On the other hand if you are caught out trying to do something illegal by the authorities before you contact them about the “mistake” it is likely (from what I have seen) that they will be less than friendly about it.
Take care with this situation.

I have lived near a main road and you do get used to the noise… after a while if someone does comment it’s like “what noise?”
I don’t know about trams – I’ve never lived in a city with them but trains are another thing. The sound of the train itself doesn’t bother me (I actually like the sound of them) so being near a train line is good.
What I will never do again is live next door to a train station. Apart from the joy of waking up to hear that “the 6:04 train departing platform 1 will stop at all stations to the city” there is the entertainment value of drunken vandals lurking about all night. We were going insane from sleep deprivation [wacko] and ran for our lives at the end of the lease. For some reason we just could not tune out to these kinds of noise. It was convenient though and being deaf would have shed a whole new light on things. As long as the drunken vandals didn’t decide to pay you a visit through the night though. We did have someone break in to our laundry and steal everything that they could carry without a trolly, which was not too much really, my husband’s tools and the kids’ budgie (even the box of seed!) as far as I can remember. Thankfully we were out at the time.
The main thing that would turn me off buying is the problems you may have if you had to sell. When you are looking at recent sales in the area, narrow it down to ones on the main road and see if there is a trend towards cheaper sales prices there when compared to the more quiet streets (I’m sure you will find this but do it for yourself). If it turns out that the property is cheap even when compared to others on the same main road them maybe it is a good thing.

Hi All,
I’ve found that some agents “get it” and others just don’t. I’m not sure if it is a personality “click or clash” thing or if it is some sort of REA strategy or just that some REAs listen and others don’t.
In my experience, the agents that I come back to are the ones who show me what I tell them I am interested in. Funny enough these are also the ones that are most likely to get a sale or at least an offer made.
Then there seems to be another group who I avoid dealing with if at all possible. They just seem to show me the things that they want to sell with seeming disregard (or complete misunderstanding) of the criteria I have outlined. They will then often put great effort into convincing me that this property would suit my needs. These are the ones who don’t get a sale or even a display of slight interest and probably consider me a “time waster”.
Although my experience is limited this is an observation that seems to be holding true for me so far.

I chose Garfield firstly because the comics make me laugh.
Also because it reminds me a bit of my Mum’s cat “Ditten the Kitten”. Ditten was best friends with the dog from the day she arrived so we had a “ditten” and a “kog”… then as she grew up it became a “dat” and a “cog” – she was meant to be named Chloe but Ditten just stuck. She is now about 13 years old and about twice the size of your average cat. Ditten was my baby before I had babies of my own and I still love her!

I’m now getting the same Deserializer/encoding style/soap message as the.j and it’s not because of a null return ’cause I logged out of here, searched google and came up with a post right back here at PI.com! Didn’t have what I was after but that’s not the point. Glad it’s not just me with the soap problem [huh]

PS I’m assuming that by “null return” you mean the “no matches found” response that I used to get when the magnifying glass worked but nothing matched my search. It just occurred to me that, for the most part, computer programming language is forigen to me and perhaps it has some other meaning [mad]

Just my personal thoughts and opinions but here goes:
1) I wouldn’t be without landlords insurance for an investment property and yes it is entirely different from home and contents insurance.
2) This won’t be part of your landlords insurance but as I understand it you can insure the building for whatever amount you choose. The insurance company will probably recommend a value based on some questions they will ask you when you take out the cover. Don’t under insure as you will loose out if the worst does happen but don’t over insure as you’ll be wasting $$$ in high premiums and most likely the worst will not happen.
3)Huh??? Never been aware that I needed worker’s compensation to cover the PM. Most landlords insurance policies require that the property is managed through a professional PM and I have assumed that the REA they work for took care of their worker’s comp.
4) No need for landlords insurance unless there is a tenant. Building insurance is a must from settlement.

I was hoping to find the details using the search option but that has gone haywire on me so I’ve looked up my “little black book” full of useful contacts and found that I’ve got two different numbers for Tony. OK, so now I’m starting to worry. We have tenants with two dogs and only three sides of the yard are fenced. Dogs are kept on a tether – no problem. Landlords insurance covers any major damage that may (or may not) occur – no problem.
It has been my assumption that the dogs are registered to the owners and that the owners of the dogs are legally responsible for their dogs. One of the dogs is a bit on the bad natured side though [vangry] and took a snap at me.
I’m not going to slip into full tilt paranoia here but you’ve got me thinking.
Interesting thread. Guess it comes back to the fact that we’d better look into setting up some sort of decent asset protection.
