    Thanks for sharing the link Ephraem, Have you heard about the "Self Managed Super Funds"?.. I noticed that  "Self Managed Super Funds" are ideal investment vehicle if you are looking to maximize your wealth while maintaining complete control over your financial future and lifestyle.

    That really sounds great. But I think you should thoroughly check the background where you are going to invest in. Can you share what you have learned on their seminars?

    Why not try the so called self managed superannuation funds, I heard it's the fastest and largest in the superannuation industry, with more than 458,000 SMSFs in Australia as of December 2011…. The rules and regulations are regularly changing. I, too will check back on those updated rules for a living.. thanks :)

    Hi there!

    Purchasing a land involves a crucial decision making and that's normal due to the influence of financial matter. I guess, you could somehow settle with the idea of purchasing the land through installments or with diligence clause. It would depend on you and your family, of course your financial budget as well. So it is better to ask the agents too in order to know more about in dealing  with that particular issue.

    I'm not so sure about that kind of situation but I guess it is better to ask the agents as well because I think they're the ones who still know the ins and outs in that particular matter. But I'm not saying that you should just settle with what the agents would be saying. You may also look for other source of information which could assist you in deciding. At the end of the day, it is you who'll be the judge of everything you've heard and learned. All you need is a logical mind to weigh things in the most possible fair manner.  I hope I could be more of help but I actually don't know any sites from which you can get information about Mortgage Possession.

    Hi there!

    If I'll be in your shoes, I guess I'll be bothered too. I think, the cost of setting up a SMSF such as that is a bit costly.  But just as according to Melanie Thewlis that NRAS property is a program established by the Australian government, which is primarily aiming to promote the idea of affordable housing,so  I guess it would be ok. Still, you must gather enough information concerning with that matter because it is important to understand what you'll be dealing with. Make sure you won't make any hasty decision which you'll regret someday.

    I guess, that would definitely need a hard time of thinking. Given the options you have, I think it is way better to have an assistance with people who are expert in that particular situation. All I can say is, one must remember that investing threads a crucial path so as much as possible, mistakes are not welcome. I bet, no one would want to fail especially when financial factors are at stake.

    I agree with PLC. It is way better to have a property which you could really called as your own. The difference between renting and owning has a great gap. I think, since you'll be spending money, wouldn't it be more comforting that it would go to something you've been investing for future use?

    Nice post. It is really hard to decide when financial loans are being discussed. I guess, it would be better to take the option which you like most. I agree with Derek, by paying your loan as if it is a 20 year period even its really 30 year period, would give you a chance to have your way.

    Honestly, I think  it's not so promising to invest to a piece of land which seems to have a little worth. Yes, you may transform it into something you think and envision to be, like making it a business zone. But one must check its accessibility to its possible clients or customers. So I guess, it may be hard to find someone who'll lend to a certain property such as that.

    Being entangled in that kind of situation needs a a weighing scale. You need to carefully think about it; what options should you should choose. But I think, given those circumstances where a large amount of mortgage is involved, it is better to sell the old house. With it, you may have the chance to lessen the burden of your new mortgage.

    it depends., but for assurance purposes i suggest you include it in the your contract, if like them to no pets, if its ok include a clause that any damage done by the pet shall be charge to the tenant. in my opinion a pet in the house make it more conducive for the tenant, it brings a sense of relif from stress from a hard days work.
