    so does this mean that its smart to tale 90% loan and use the funds in offset account this will reduce the interest paid and iam sure will change this into ip in year or 2 so i can claim the LMI on tax?

    Forgot to mention.if all goes well yes i do plan to convert this to an IP in 2 years time or buy another IP.can we claim LMI from ATO?i was not aware that this can be done.how is this done is there any rules around this.

    Why would PC and areas around that be a no?(not that i want to go there) i see government planning to build another small city around there only 20 kms from city.lots of young families settling now.

    We travel by public transport .yes i think hallam and narrewarren are bit far(this could change)renting currently in malvern and cant afford to buy a house there.

    i would like to live in this place and if the land size is big enough develop a second unit in next 10 years or so.

    was driving through knox/scoresby(anne rd/David Rd/kathyrn road) i see lots of big blocks(800 + sq) now with new units of 2 or 3.Looks like its going thro a lift up(old houses bought and new houses/units build on it).my kid needs to start his primary school next year so planning to settle in an area(which has some good schoolS) before that.

    Thanks for your reply.. i am with NAB for last 10 years… i spoke to them they recommend NAB Choice Package. they say they will offer 6.00% interest. annual fees is $395 with first year free.pls let me know which ones are good.. and what other info do u need?

    can you explain me why should get maximum borrowings on it and interest only loan for this first property? and also how long should i hold the property before i can change to IP? is there any min period here?? wat are the benefits/drawbacks of doing so?

    jamie thanks for your comments.investing in property for is not just to benefit of tax rather would like it to be a bonus given so much goes in tax.my long term goal is to start simple small and learn the tricks of the trade build a portfolio(5~10) properties anywhere in australia in next 2~3 years.i hope its achievable.

    hi everyone,

    I am looking to purchase my first investment property. I've spent some time narrowing down my criteria's for an investment..thinking of Seabrock-vic or SevenHills NSW.(Happy to consider other areas as well even interstate)

    I am looking for capital growth but it is also important for me that the property can be easily rented out. My budget is under 300~350k.

    I would really appreciate if anyone has any thoughts about the areas I have mentioned, particularly from a capital growth point of view

    thanks for ur thoughts. had been to a house inspection. asking price is 550k. this would be for me to live in.its located in scoresby.near eastlink freeway. its been renovated 3 years ago. not decided yet to whether to make an offer. let me know wat u all think. iam currently renting and paying 1700 monthly.

    .aim is to own 5~10 properties(Farm/IP/commercial) in 10 years and eventually have some equity i.e. loan free so we can continue to have the same income on retirement to maintain the same standard of living

    Is this a good time to invest in property and can you advise on the suburbs in melbounre where i can look for and how much should i start with.how can i save in the tax if i invest in property?
