Are you based in Sydney? This info is based as if you were selling a property in NSW.
Firstly, there are different agency agreements. They are Exclusive, Open and Sole. The first 2 are the main one’s used.

I’m a bit confused! I’m looking into one of their properties and they said that locate deals and charge a buyers fee + subscription fee. They didn’t mention or disclose anything else about flipping. Should I be careful?

Not a silly question, you have to start somewhere. If you source the services of an agent to locate/find a property for you, they (agent) charges a fee for their services.

MGR…..this is the going rate – $4 to $5K, but try and negotiate. Everyone out there is trying to make a sale.
