    Thanks Handy Andy,

    I'm actually turning a big bathroom into two separate bathrooms and putting another toilet in the second bathroom. It is a bit hard to describe. I was looking for a rough answer just to know how much to expect. I'm going to get a few quotes. I was hoping to get some recommendations of tradespeople.

    Thanks for your replies depreciator and hmackay.

    So who works out the original building and fixtures and fittings costs? Does a builder give you a breakdown of costs or is this a job for a professional depreciator?

    Hi Joseph,

    Thanks again for your help. I can see what you mean on the Blue Mountains Council website. It gives the code then a description of what the code means.

    I have posted another topic entitled Zone codes where I have included a list of codes and descriptions from the Wyong Shire Website.
    That was what I was really after – a list of codes that I could print out and refer to when I came across a code that I didn’t know.

    Hi Joseph,

    I am looking at properties all over NSW and SE Queensland and have been on many Council Websites.
    I just thought that somewhere one could find a simple index of what each code was. What about on the Blue Mountains Council web site are you able to locate it there as it is a Web site I looked at yesterday?

    Thanks for you replies everyone.Josephfok’s reply was closest to what I was searching for.

    Having looked through numerous Councils’ development and planning sections (LEP and DCP)on the web today I have not found what I am looking for. All I have discovered are colour schemes indicating zones that are low density, medium density, high density, industrial, commercial and rural etc. But no equivalent coding such as 2a, 2b etc.which Real Estate agents often use when advertising property. I thought that there would be a standard code indicating the allowable development of each zone.

    Do zoning codes such as 2a, 2b etc differ according to different Councils? If not could someone please outline what each code stands for?

    I’m interested in developing on the Central Coast also. I was thinking of something a bit more adventurous than a duplex but having made some initial inquiries I think it may be wiser to start with something smaller and perhaps less of a financial gamble just to get the hang of it.

    So, I’m happy to talk with other people contemplating developing or actaully developing on the Central Coast.

    Hi Bj,

    Try the business section in Dymocks there are often good books combining spirituality and leadership. I personally like Margot Cairnes books for example ‘Staying sane in a changing world’ http://www.margotcairnes.com.au She really empasises the importance of relationships and trust. argot is from Sydney.

    Another book I really like is ‘The soul of business’ which is a number of radio interviews by Michael Toms with various contributors. Publisher is Hay House, Carlbad, California, edited by Michael Toms 1997

    “Crossing the unknown sea’ by David Whyte was also ver enjoyable for me. Again available through Dymocks.

    Thanks for your thoughts. If I go in the vendor finance direction won’t I loose out on the capital growth of the property?
