    Hard to say yet Bear. Get the Edge contains some of PPII and is generally shorter. But if I had to buy one only I would go for the Edge.

    The other aspect to it here misty is that with each +CF property you buy your income rises and thus your ability to save a deposit. Eg you take two years to save a 10k deposit. You buy a +CF property that gives you an extra $50 p.w. (or $2500 p.a.) and therefore now only take 1 year and 4 months to save the next 10k. That gives you another extra $50 p.w. and now you take only 1 year to save the next 10k and so forth.

    Steve outlined them in his book and here is what I can remember:
    They are often used with retail property and entail the tenant paying a higher rental to accrue a deposit. After a given term they are given the option of buying the property at a pre-decided price. The owner then chips in the equivalent of the equity that the tenant has built up. If the tenant does not buy the owner keeps all the money paid.
    Benefits: Higher rental received and pre-decided price may be well elevated (similar to wraps). If tenant does not buy then all moneys plus property retained.
    Costs: By the time the tenant buys the property may infact be worth more than the stipulated price (or less), and the owner must contribute some of the money they have been making from this property.
    How does this significantly differ from a wrap – I dunno!

    I used personal power II and after using that bought ‘get the edge’ which Im currently using. It really is excellent material and is worth every dollar.

    What does everyone think is a reasonable finders fee? Does it depend at all on the price of the place found?

    Look, all sorts of deceitful people sell dreams (see the recent programme on at least 30 queensland companies using manipulative two tier real estate marketing). And the fact is many MLM companies sell excellent products. If people have already made their mind up about MLM I dont expect I’ll be able to change it, but I think it important that those still open to the idea aren’t fed false imformation. There may be no dreams sold at ALDI’s but I’m sure there are none made either.

    Just as a further point, despite the fall in yields, 10% is still not that hard to find or create with a little paint and carpet.

    Hi Rufus,
    I’ve lived in Dunedin for the last six years as a student and had kept a keen eye on the market. Just when I left the market was taking off and yields had moved from around 9% to 7%. The student area (north dunedin) is the best bet in my belief. Aim for smaller flats eg 2,3 or 4 bedroom as opposed to the large 7 or 8 bedroom places. These smaller flats seem to attract more decent tenants. If you can buy some small flats with 2-3 rooms which are upmarket they will make great renting to overseas students who like such places and are generally willing to pay slightly higher rents. Important factors will also be proximity to the university (try for within a few blocks), and proximity to the Octagon (town centre). You may find pre-furnishing the flats allows for elevated rents also, and will also be popular with the overseas market. Space for cars is also important to overseas students generally. You’ll find these students are far more likely to be quiet, non-partying, respectful tenants.

    Here is a similar one,
    You have 9 identical appearing balls and a pair of balance scales. One of the balls is heavier than the others by a tiny fraction. You may use the balance scales twice only. How will you find the heavier ball?

    Hi all,
    Here is a riddle. If you have ten identical looking sacks of identical looking marbles, all of which contain marbles which weigh 1g each except one sack where the marbles weigh 1.1g each, and you have some electronic scales that you can use once only, how will you decide which sack has the heavier marbles? (this one is pure logic)

    Clarity is the key in my belief. If you know exactly what you want, exactly when you want it, exactly why you want it and exactly what will happen if you dont get, and you know exactly what you are prepared to do and plan to do to get it, and you remind yourself of this everyday it will be hard to sit on your hands having trained yourself that intently.
