I think the price guides in the Sunday papers are there to make the PPOR owners feel good about how much their homes have increased in value.
They have little use as an investment tool but gives you a warm feeling inside to think how much your home has gone up in value.

My apologies if I offended anyone.
This was sent to me by a NZ ex-pat, who received it from their sister in NZ. When I commented on the tackiness, I was told the NZers have a great ability to laugh at themselves.

I got all my templates from Steve’s “Buyer Beware” (https://www.propertyinvesting.com/resources/1.html) which I would highly recommend.
Not only does it have templates but lots of useful advice.

I find the trick is to be very organised and have a great accountant.
I keep all my paperwork in separate folders with a different folder for each property.
Each month the property manager sends me a statement of all transactions – these get enetered into an Excel spreadsheet and immediately filed.
Bank statements are the same.
The paperwork takes me about an hour each month and I actually enjoy it because it gives me a chance to reflect on what I have acheived.

I think every investing strategy should be diverse and be tailored to an individual’s situation and goals.
Investing in +ve cashflow property may not suit everybody because although the yield is good there may be little capital growth. Sometimes you need the capital growth to enable you to get the deposit for the next purchase.
If you feel comfortable with what you are doing – have done your due diligence etc, then why not?

but have you ever thought of trying a library?
May I suggest you discuss your insurance policies with an insurance broker who would have a better understanding of the range of products out there, rather than talking to a bank who have a vested interest in selling you their product? (I appreciate that insurance brokers also have an interest but at least they have a wide range of products)

I’m tired of my ex trying to hide all his income so he reduces his support.
Just because you split, shouldn’t mean that your financial responsibilities end.

As you said, the property has been a good little earner for many years.
The cost to now sell and try and find a “better” investment wouldn’t seem worth it to me.
Many on this forum are screaming for anything that is cashflow +ve. I think $600 is worth it.

I think the form 221D has been renamed.
