It is interesting to read that the IOC has taken out insurance in case the Olympics get cancelled!
…and Mark Spitz seems to think that the US will withdraw due to terrorist threats.
It all seems to be a bit of a debacle to me.

I own a unit in a resort complex.
What I have found is that success is directly related to the competency of the managing agents.
When I first bought the unit the managers were very efficient and the place worked well. The unit was always tenented and there were very few problems.
The managing rights were then sold. This manager let the complex run down, didn’t follow-up problems and vacancies began to happen. Other owners became disillusioned and sold at basement prices just to get out. This reduced the valuation of all units.
As the complex is in FNQ & I’m not, I wasn’t aware of many of the problems that were happening. I was getting satisfactory reports on my unit so thought all was fine.
Now, new managers have bought the rights. They seem to be rectifying many of the problems in the complex but I think it will take time to improve the vacancies factor.

If you are paying a lot of tax, wouldn’t it be better to pay interest instead, at least you end up with something.
Well done for your great acheivement – however for many people the problem with -ve gearing is they don’t have the initial income and borrowing capacity to continue to buy properties.

How much of it is laziness rather than a deliberate attempt at deceit?
With so many banks, so many products and gaining the necessary accreditation, I’m sure many mortgage brokers tend to have their favourites that they recommend to customers.
Don’t get me wrong – I have a great relationship with my mortgage broker and he is an integral part of my team.

I received an update from the NSW Property Owners Association this morning.
They intend lobbying the government and seeking clarification on some of the changes.

I would suggest that any one with a vested interest in property should be a member of a POA. The information I have received from them is invaluable.

In the words of a famous duo – you’ve only just begun.

Now you have studies most of the theory – you need to venture out into the “real world” because you need to research every property you buy. what you research and what you are looking for is different for everyone. There are some general guidelines but ultimately you need to invest in what suits your circumstances.
You’ll never be right all the time & making mistakes is part of the learning process.

I think you answered your own question here – the next election is so far away, people will have forgotten this new tax by then.
I find it interesting that after the budget being in surplus for so many years, they need to raise money at all. Where did it all go? Not on hospitals, education or transport! [angry2]

I however don’t believe that the govt would have planned this new tax that long ago.
If I remember correctly, Mr Carr bought his NZ property about 12 months ago. Back then the real estate market was booming and the opposition was calling for a reduction in stamp duty.
Does any govt. do any long term planning?

Many moons again, in another life I worked for the CBA.
Back then, guarantors tended to get into trouble when they were guaranteeing business loans and loans for purposes other than a PPOR. They didn’t understand the business nor were they involved in the day-to-day running of it.
I would think that most people would do whatever they could to retain their PPOR. It’s not something you let go of easily.
I’d feel comfortable to go guarantor for my kids to purchase a PPOR but not for a business or personal loan.

I too did Economics at school & my son is doing Business studies.
I think where these subjects are failing for most people is that they are too “big picture” and don’t discuss how the information can help you in your day-to-day life.
I was very good at monetary policy and the impact that has on the economy and federal policy but it didn’t help me get a mortgage.
Although today’s Business Studies course is more practical as the name suggests the focus is on Businesses not individuals.
