In my experience to use a LOC properly you need to be very disciplined.

The drawings, for the interest to be tax deductable must be used only for investment purposes. You can’t draw on your LOC to pay for the groceries.

To purchase a commercial property you generally need a 30% deposit, which most of us starting out don’t have.

Also, although the return is higher, the risk is greater. There are many commercial properties out there crying out for a tenant to love them. []

Their commission was 1.5% of the sale price + marketing.

There were different marketing packages to choose from depending on the campaign you wanted to run.
