    Hi Julie! I am astonished!!! Thanks a lot for all your ideas. To be true i never thought of these things in so much of depth. I just started work, need to review your post in details once more and shall get back to the forum soon.

    d_robb, are u referring to north facing living room? or north facing bedrooms? if i intend to spend most of my time in my study that is towards the back of the house, then do i need the house souch facing? so that the study is facing towards the north?

    i am keen on having the front of the house facing the east, this way:
    1.all my bdrm windows will be north facing (except master bdrm)
    2. the solar tank will be on north west – towards the back of the house and thus not visible from the front.
    3. the morning sun will not come directly into the master bdrm.
    What are your comments on this?

    If you have a lot of lazy money and you have read the book… what are you waiting for guys!!! see what you want and go ahead if property’s of interest to you…

    Hey Guys, I appreciate your ideas and thanks for sharing your experiences with me. Having read the pros and cons i have decided to go ahead with option no 1. I think a house and land package would be ideal for me keeping in mind my circumstances. THanks again and i shall be starting a new post as am bubbling with ideas at the moment, needless to say i need to learn from your experiences with the new venture i am gonna start (hopefully soon)!

    Hi dare_to_dream (dtd), i agree with Wayne, Terry and Richard. yet another option to consider could be holding on to the land get the plans and permits approved for building on it. If the land is appreciating and you find someone who quickly wants to start a developement and you can make a quick buck out of it.

    Thanks Nikikb! As you mentioned about your uncle building the house and saving money – i fear the same delimna and that why i am trying to learn from people’s experience. Getting involved in your dream house definitely gives a lot of confidence, satisfaction and may be $$avings….but it comes at a cost……

    By the way does any one know whether the stamp duty is included in the cost of the house and land packages? or is it an additional cost?

    I am looking at buying a block of land now and start the construction in 12 months time ( yet to decide whether i’ll do it myself of get the developers ie people who are the owners of the estate to build it for me). So would i be required to get the plans and permits approved even tho if i select a house from their offerings?

    yes in option 2 i was looking at hiring individual developers. regarding time i am not worried as dad’s retired and ready to help me oversee the construction. do you know anyone who has gone ahead with option 2? i would like to know whether there will be much of a price difference between the 2 options?

    are you living in your own home? if i had that money the 1st thing i’d buy would be my own home. and if i had a home i would use the money to start my own business. again this is me, just giving you a suggestion.

    Usually you need 20% of deposit, and the bank can give you 80%. However you might be eligible to borrow upto 95%, but that would call for taking a mortgage insurance. I reckon the best place to start is to find from your bank how much can you borrow and then i suggest you reading Steve’s Book ” From 0 to 130 properties in 3.5 yrs”.

    Hi Guys,

    Not sure if this is 100% true, but in my experience, whenever i have asked this question to an agent….. I’ve been told that rental properties are always in demand in Jan. Dont know exactly but i have heard that it is always easy to rent in Jan or perhaps increase the rent slightly if it is already rented.
    Jan is not that far aye!

    Well thanx Terryw!! I need to strengthen my real estate strategies knowledge……. had gone to a book store to pick up Steve’s book….. as i have heard a lot about it but not read yet….. came half way as was cought in the rain….shall get the book on the way back to home….

    Hey…. just realised that u also asked “Shall i Move?”…. this gives me the impression that u are prepared to stay back? Man! dont let ur property help u decide where to stay….. it work should be given most priority…. wwhat i mean is… if u getting job satisfaction and good money….. there’s where u wanna be…. so that u can pay off ur properties and build ur portfolio…. no matter where the properties are..

    Hi,
    U said if u rent this property u wont be able to cover your costs! is that current mortgage or the mortgage amount after borrowing some more off your equity?
    If the rent u get = mortgage payments, then rent it and buy a new home with your equity, else umm…… i’d say still do ur numbers properly as 70K of equity sounds great and this time is great for buying property…… I’d be lookin at renting this one and buying a new one for sure….. the market is just perfect!
