First go to local council  re zoning, permits, etc… also to  find out easements, water,electricity,gas, authorities,  Vic roads, each state differ.

I use http://services.land.vic.gov.au/landchannel/content/addressSearch for Victoria  it helps me with zoning  and other unseen restrictions placed upon site/land. And it's Free or small cost for full reports.
Not sure of NSW,QLD  can anyone help me with 
Interstate zoning similiar to the  government web link to above please .

Mould is a fungi it has to be killed first with vinegar 1 part vinegar to 3 parts water .
Then wash with commercial  products if you wish. Good luck

Hi Just be aware that in Victoria the zoning has been changed from Rural Zoning to Farming Zoning FZ this involves anything less than 40 H (100) acres needs a planning permit and also,  BMO ( Bush fire  management Overlay) ,BEWARE  I use this  land services government site its free    http://services.land.vic.gov.au/landchannel/content/addressSearchO  to find the zoning very helpful in looking at all property. Several properties I thought were great until I use this site and found out that its floods  etc…
