Thanks everyone, will keep you posted on Monday as I am pretty much in the dark. I only received an email from the “caretaker” and that was that.
Bond, I guess they have to go through the usual process prior to me receiving the bond.
I think Landlord’s protection insurance only covers damage to the unit – I may be wrong.
I assume the agent did a good job of screening the tenant, she did get a written reference from the ex agent.
I just don’t know about the other i.e. that she is experiencing problems i don’t really care. I have just heard some absolute horror stories about tenants refusing to vacate etc. Will just have to wait and see. it is just a worry this early on in the peace.
Sorry everyone, just one more thing, the agent took the first week’s rent plus gst for their “letting fee”, but obviously I never received a cent because it went into default after that. Are they entitled to take their “letting fee” when it went into default before it even commenced.
Can you tell I am really having a bad day with both of my properties having troubles this week!!! There is always tommorrow.
What is the current agent doing that is not acceptable?

Well, well, well, I said I would be happy to put the air-con in but would have to up the rent and I would need her to sign for a longer lease to cover the expense. She said, oh no, we are moving out in 6 months as we need more room for the baby and can’t afford any more rent!!!!! Isn’t that was everybody expected.

I have told the agent to deal with it. Happy to put the air-con in if she signs at least a 12 month lease and ups the rent. I know what the answer will be.

Are you sure the money is not Solicitor’s fees? I don’t think you should have to pay stamp duty if no money is being charged??
Check into that because if that is the case you can just lodge a Transfer document yourself.

Thanks Gross Realisation. LVR I guess. The two IP we bought were only purchased in April and May of this year and the Bank just says that we are “up to our limit” for now and have to wait until the properties go up in value!
Would if we could. The Bank won’t give us any more doe.

I’m in too. I live on the Gold Coast. What areas does everyone live at – I am at Arundel. I personally don’ tell my friends or relatives anymore regarding any ip because of the reaction of the first few I told! On a different wave length.
Don’t know what this would be like (probably more for beginners) but there is a TAFE course – 2 actually in property investments at the Gold Coast TAFe college – just short ones. Any ideas what this might be like.
I am also in agreeance regading the big 2 days seminar in Brissie – worth every cent I would think. Imagine how much at $2K might save you in the long run I say.
I personally can’t due weekends due to work committments, but would be interested in meeti on other evenings.
Last inspection we send our tenants a gift voucher for Babies Galore as we were aware that they had just had a new baby. They were so blown away and rang us direct. The tenant unfortunately decided after that to move out as they needed more room. The good side to this story as they rang us direct to see if we had any other properties that they were able to rent as they wanted to rent from us! We were more than happy to help out as they were excellent tenants, just had outgrown that particular property.
