    Also, to add to that, do you think it’s better to sell your home, or rent it out. I would think maybe to rent it out for the time being, but my husband wonders whether you’d get a better price, perhaps looking more well cared for than after it’s been rented.
    Any comments or opinions would be good here people!

    Why don’t you read Steve’s 1st book, which has heaps of info on Ballarat, or at least how they researched the area. By the prices you’re quoting, you’ll see how much things there have changed in the last few years!

    Personally, I’m not a huge fan of fixed interest rates on your home loan. We fixed our loan some years back, only to have interest rates go down, and ended up paying a fee to revert back to variable. If you’re paying more on your home loan than necessary, the interest rise shouldn’t worry you anyway.
    I think having flexibility is better, as things change and you maybe in a position at some point to pay more onto your loan, but won’t be able to on a fixed rate.
    Just my thoughts anyway!

    Hi Jules,
    if the problem has been rectified then you shouldn’t have any worries. Termites can be a problem for anyone, whether you’ve had an infestation or not. Everyone should have a pest inspection done yearly, new or old houses. If when selling,and the repair is noted, so long as the inspector gives it the all clear, there would be no reason to ‘run for cover’ or obtain any such discount on price.
    Certainly, if you found a good deal, then you should go for it!!

    Hi Pen,
    if you enjoyed Steve’s 1st book, you should have a read of his 2nd, ‘$1,000,000 in property in one year’. It’s a good follow on from his 1st one, and being written in 2004, covers some more up to date issues for these times.

    what gives with your comments? Many on this forum are experienced investors with valuable knowledge to share whilst others are here to learn.
    Judging by your other recent posts with rather negative comments, I’m wondering which category you fit into?

    Hi Derek,
    it’s actually a managed fund, which does incorporate some property, but predominantly shares. And, of course, we pay fees for them to look after the fund.

    Hi and thanks for the replies.
    Yes, I definitely agree that you can’t believe everything you read and did check out page 20 and could certainly see some questionable stats. It’s just that when media start featuring some of these more positive stories, don’t you think it starts to build a certain amount of confidence?
    Although, I know our financial adviser doesn’t have much faith in real estate at present. He’d much rather us stick with shares. Is hard to argue the point with him sometimes – particularly when you’re ‘newbies’ like ourselves.

    if you don’t want the big wedding then it shouldn’t matter what other people think, it is your day after all. Also I don’t think it’s so much people wanting to gawk at you, as much as just wanting to celebrate and enjoy your special day with you! It is a big step in your life and I guess those who have shared your life with you so far, just want to share this with you too.

    Hi there all,
    my husband and I had our 16th wedding anniversary last November. Marriage is a great thing and yes hard work, and worth the piece of paper it’s printed on. Why do you need a piece of paper to say you’re married? Why not, I say. If that’s what it takes to show the world you’re in love and want to be married, then just do it!
    Very new at this, by the way, and you all make interesting reading.

    thanks for replying, wasn’t expecting anyone to reply back, really. This is quite exciting!
    I agree with what you both have to say, I just wonder how much you can trust the real estate’s or property managers on their heresay of vacancy rates etc. After all, they want your business.
    Also, Steve’s 11 second solution – any I’ve tried this on is way out, does this ever come close for anyone?
