    he’s got someone he knows through work that is going to have a look, although he knows what needs to be done. We’re not so local to the place anymore, and this other guy specialises in that area, so has the gear to do the job maybe without getting right under the house. You’re right, we probably would get it done anyway, but just didn’t need it right now! Can’t have everything I suppose. Also it’s more likely to be around $1500.

    Hi Mike,
    sometimes I find open for inspections hard because there’s lots of people going through and the agent is often more interested in who and how many are coming through the door. I always like to ask why they’re selling, not that you may always get a truthful answer, but may give you an idea on whether they’ve purchased already elsewhere or if they have all the time in the world to sit on their hands, and wait for their asking price. I also like to ask ‘what the going price’ as I find, when quoted agents may say,’ that’s what they’re asking’, which to me means it’s over priced or at least negotiable on what they’re expecting. You can always work out your questions once you’ve seen the place when you can talk to the agent one on one.
    I’m no expert, but just my 2 bobs worth.

    Hey Jarrah,
    yes I have read Steve’s books but it has been a while, so it may be a good thing to refresh upon. Not really sure I want to commit to a wish list for these people! We’re not sure what we’re doing with the house after 12 months and may decide to sell it before that time. I guess we’re just a bit peeved as we are renting ourselves now, and the agent here can’t ever get a response from our landlords for anything, and it seems the opposite at our end.

    Hi jarrah and thanks for the response. Just so you know, that I am fully aware of what the water is like, as it is our home and I lived in it for 12 years. The pressure is a bit low in the cold tap only, but certainly not that bad and when I say discharge, I don’t mean anything too bad either, just old pipes. My husband was going to repair it himself last year, only never did as it’s a very tight squeeze down the back end under the house, particularly after he put in ducted heating. He is a plumber by the way. The house is basically in good order and has a new kitchen & family room and was looked after well by ourselves as it was not a place we had considered renting out. We are renting ourselves now, so do know some of the dilemmas from the other side of the fence. Anyway, I do see your point, it’s just there’s been a couple of things, and they’ve only been in there since the end of January, but I’d just thought I’d put the question out there.
    Any more comments welcome.

    Hi Jaspar,
    my sister & husband used ‘storybook cottages’ for their home and also a friend of ours has used them. They were happy with the outcome, but is more like an owner builder style of company, where you organise your tradies etc to save costs. Both were happy though, apart from some no doubt usual building hassles & holdups. I can say for sure also that having, obviously, seen both their homes, they are lovely and have much character about them. Just do your homework with the company to know all the ins and outs.

    I just love Christmas! The best thing for me starts Christmas eve, putting the kids to bed, watching their wide eyes as they wonder what’s in store in the santa sack this year! We will be having Christmas day at our place this year. Not a big affair, just my parents for lunch with all the traditional trimmings, then my sister, hubby & their kids join us in the afternoon and have a smorgasbord tea. Like you need to eat anything more! Have already had one Chrissy dinner last weekend with hubby’s family, as they usually go away for Christmas.

    I think it’s okay to talk about money etc in an open fashion with the kids. It shouldn’t be something that’s considered ‘taboo’ and keeps the lines of communication open. Although they may not understand everything fully, I think being honest and upfront is the best way.

    that sounds like a good idea. So, would you think we could do something like that if this guy was to rent here? We haven’t actually spoken to him yet, only our friend letting us know about his interest. But he will probably be getting in touch with us soon.

    yes, I can see your point, although we don’t have any emotional ties with this person, more with the person who recommended them. But, just wasn’t sure if it still felt a bit too close for comfort, or better to be dealing with someone you know nothing about, if that makes any sense.
    As for the agent, it was purely for the reason that we hadn’t rented before, and thought it would be better having someone manage the property who knows what they’re doing. I guess you’ve got to start somewhere though. Just a bit unconfident but we don’t have heaps of time to stuff around with decision making.
    Any other thoughts appreciated.

    Hi,
    both interesting articles, but just goes to show that no one really knows what will happen, as there’s lots of different opinions and predictions. The only time to be sure is in a few years down the track, when people will say, ah, this is what happened then. I think it’s a time to not over extend yourself and make wise choices.

    Hi Trent & welcome,
    I’m certainly no expert and there’s plenty on the forum who can give you some good advice. Steve’s 2nd book maybe of interest to read, the 11 second rule doesn’t really apply in this market unless you can make it happen through creativity.
    Sorry to hear of your misfortune, and you did mention ‘us’, so does that mean you have a partner that can help with income while you don’t work? Otherwise, it may be difficult to support an investing project without a regular wage coming in, at least to get started.

    Hi,
    we’ve often taken a leaf out of ‘Seinfeld’s’ show and have asked them to leave their personal name and phone number, so that we can ring them back at a time that suits us. When they say they can’t possibly do that, we reply well now you know how we feel, and simply hang up!

    thanks, you’re a gem! And yes, we’ve always had the same thoughts with other cities. Ballarat is too cold & have family in Geelong, but we’ve always enjoyed the climate and other attractions up your way.     Hi Mcubed82,
    I also read Anita’s book some time ago, and I think for memory she actually paid it off in 3 years! I think the idea is showing what’s achievable, if you’re prepared to sacrifice along the way. Let’s not forget also that this was her PPOR not an IP, so there are some benefits of paying it off, or at least down somewhat. More available equity and the interest on your home loan is not tax deductible. It’s also more money every week you can put towards investing, instead of taking up weekly cash servicing your home loan. Don’t get me wrong, I am not in her position, but she does give some basic formulas for budgeting etc, particularly if you’re just starting out, and not with kids to provide for!
