+CF properties can be a bit hard to find in this market. They are more ‘made’ than ‘found’ these days. What I mean is: Try looking at properties that could benefit from a quick rejuvenation/reno so as to add value(& equity)for the tennant, then you can ask more rent thereby making it +CF. Some suggestions might be like to paint, polish floorboards, carpet, air-conditioner, heater, carport. Whatever is appropriate but not tooo expensive. Tenants will gladly pay more for a clean & comfortable place to call home, and it will rent more quickly.[biggrin]
Maybe you could do a search of the forum for…Positive cashflow property. Or +CF property. Either one is sure to turn up heaps of info for you.Also, you might like to go to the members section and look for DD. She/he is a spotter/bird dog of +CF properties in Sth East Qld. and for a fee can find the type of property you are looking for.

I’m new to the forum too, and find it a great place to learn.
If there is a specific topic you are interested in, you can go to ‘search’ under ‘forum boards’. I find this turns up heaps of info.I’m sure hubby will see how great +CF property investing is as you go along, but yeah, a bit hard in todays market (some say not hard[blink]).
Don’t be afraid to step outside the comfort zone as you learn more & more. You can do it!
I love renovating too, and have done a couple in recent years. Great fun![smash]
‘Hounding’ the local agents is a great idea, ring them once a week, take them out for coffee on a quiet day (your shout of course[biggrin]) etc. Once they get to know you are a serious buyer, they’ll call!! They love a quick sale!

Can’t answer your Q about income/lower tax bracket, but I love books. Steves books are great, also Margaret Lomas has several very good ones, and the Reno Kings have a couple of good ones too.
There are two ‘schools of thought’ from what I can gather. The first one is that Positive Cash Flow is the way to go (I agree) and the other is purchasing for capital growth. Peter Spann has a good book about that called ‘How you could build a $10M property portfolio in just 10 yrs’
Other people no doubt have their favourites, but whatever you read, just keep reading and learning and by the time 2 yrs comes around you will be very knowledgable.

If you like reading you will gain a wealth of information from Steve McKnigts books.
I can also recommend any of Margaret Lomas’ books, and the Reno Kings have some good ones too.
If you are looking for some motivational reading I suggest: You Can Do It, by Paul Hanna.
They all should be available from your local library[biggrin]
