you would have to speak to afloat, i only really understood what to do.
as for slum area’s i totally agree, i would not under any circumstances buy sight unseen over there. but there are definetly oportunities to be had. afloat seemed to know what he was talking about, but then again i dont know him from a bar of soap, which is why i asked to meet with him after his next trip. my sister lives in yorkshire so i have pestered her to find out any information on the area’s as well for me.
i will definetly be looking into it more closely, and at worst ive wasted some time and effort.
will let you know how i get on

i’m after someone genuine. i dont wont to date anyway who is always looking over their shoulder waiting for something better to come along. i wouldnt do that to them and i dont expect them to do that to me.

i too am currently single and have a story you can laugh at.
i met this girl (30 years old single no hang ups etc) anyway we dated a couple of times seemed really nice.
any way i get an EMAIL from her several weeks later saying that she had invited another guy to a party and they had clicked. she was sorry about that and i was such a nice guy but could i give her some space.
oh ok i say in my return email.
anyway about 3 weeks later i get an email from her again. the guy had dumped her for some crappy reason (i didnt ask) and did i want to go out to dinner with her that week.
i politely told her “that although i dont have much self respect i do have some, you made your choice and lost so sorry.. goodbye”
no wonder she is still single.
when reading the email asking me out on a date i had to laugh and just think
karma baby…. karma!

i have been looking into buying Ip’s oversea’s. basically the way dolf de roos does it. it is very fiddly (and possibly expensive) and you have to set it up correct before you even look for an IP anywhere.
heres how it works (i think)
1. set up an offshore bank account, and international business company (IBC).
2. get accountant in whatever country you are buying in to set up trust.
get accountant to notify the tax department that you are there as a non resident for tax purposes, this reduces your tax to 15%
3. no idea how to borrow the money in another country without a job there. i assume you dump money into your offshore’s company bank account and go guarantor (please dont quote me on this)
4. profits from IP (after expenses etc) are sent to offshore bank account where you can keep the money there to refinance later in a completly different country. or send profits back to australia
5. once profits hit australia, your australian accountant applies to the ATO for a reduction in interest (i cant remember what its called) and you pay the other 15% tax here through your australian company.
6. the IBC (offshore company) is used to protect your interests in australia. ie if your tennant in the UK sues the company you are still protecting your other assets around the world.I know this isnt exactly the right way to do it. i still have to nut out all the bits and pieces i know i have forgotten.
somehow i think you need a REALLY GOOD accountant for this one..

i have done a QS report for units in canberra and in darwin, both have cost me about 420 dollars each (using different Qunatity Surveyor companies.)
in saying that a friend needed a QS report in albury and as there was only two business’s who do it in that area wanted 900 dollars plus expenses!.
as the unit was fairly old (pre 80’s) he didnt bother going through with it.
ring around and get plenty of quotes

I liked what martinw said, though perhaps he could have said it a bit more politely.
i have been looking into the 11second rule etc as per steves book and yes i do think its outdated. alot of the RE books are. i have been trying to find information on how the rules have changed today, not how they were 3 years ago. of interest is that i still havent found any new way of inventing the wheel. all i know is that i have to think outside the square, and put time in the market. anyone thinking that being a millionaire is an easy trip is deluding themselves.
play nice guys (please?) i enjoy everyones contribution to this forum and i know more now than i did 8 months ago.

i have an ip and need to up the rent in september 5 – 10 dollars, but not sure how to do it. the place is fully furnished (ie beds airconditioners, washingmachine,dryer etc), and in pretty good condition. its a 3 bedroom unit with ensuite and carport etc. the only thing i can think of is to give them a dvd player (selling at woolies for 80 dollars). what do you think? is there anything else i could do.
perhaps get the maintenance man in to fix up the little nicks and scratches.
what you would guys and girls do?

i am with you on that. its for a friend (yeah yeah i hear you say) but he bought a 2 beddy unit and has stuffed up the loan set up. doesnt know anything about quantity surveyors etc. i was hoping to give him an idea about what a good accountant etc charges, and explain to him that you pay for what you get. i did ring alan and had a good chat to him. my friend is back in albury now, sorting out a meeting with him, and getting a quantity surveyor in to help with his tax loss.

body corp pays for insurance for everything from the paint outwards of your property (public liability, wiring in the walls etc) landlords insurance you pay for public liability and any damage within the unit.
having 2 IP units, i know this for a fact.

i try and attach a copy of of the pre approved finance, but then blacken out how much i can borrow. this works ok, as the RE agents always seem a bit more friendlier.
