    i come from outlying region of wagga, and to buy there you really have to be on friendly terms with the RE agent.
    of note is one i was looking at, asking price 75k easily rent for 130 p/w. by the time i got to the property the guy had taken it off the market.
    oh well, onto the next deal.

    the apprentice is the show for me. though i did love las vegas.
    i dont watch alot of free to air tv as i have free cable! (dont you love it when you rent privately!)

    a friend of mine just had her rent increase by 50 dollars a week!, she went to move out only to find it was still a little cheaper than anything else in that area.
    i myself have an ip there which was renting at 120 per week 2 years ago and now rents for 175 per week.

    hotshot, thats a bloody good idea, to go one step further, invite the local radio station around to watch a priest actually do one.
    again sounds silly but i bet you people would want to watch and therefore if rented could use the exorcism as a talking point.

    DO NOT USE ALL CONVEYANCING.
    i dont know of a good one, but i do know this mob are bloody hopeless. when i was up there i spoke to several RE agents who agreed.
    but for depreciation schedule i can reccomend rider hunt up there, cost about 420 dollars

    i use it, the only downside is you really have to have all your paperwork sorted. i give the bare numbers to the accountant, and at tax time add on other expenses. this way i know i am not over estimating my tax return. works very well though costs me a couple of hundred dollars to get it done.

    they are one of the cheapest at 8.25%.
    I went to darwin two weeks ago and had a meeting with him. very helpful and did everything i wanted.
    about the only problem i have is he wont increase the rent for me! the tennnants want new security screens put in at a cost of 700 dollars but when i said i would do it only if the rent went up by 10 dollars he really really didnt want to do it.
    after speaking to melbear and others about it, its suspected he has his mates kids in there or something, though i cant confirm it.
    other than that he is very good, gets things fixed very quickly and checks on the tennants every couple of months.

    i have been looking for information on how to buy today (as to three years ago) for several months now, to no avail. very annoying. i am expecting this seminar to fill in alot of gaps in my knowledge (hopefully)

    i just did a top up loan on my LOC, the bank gave me another 26k to play with, using the valuation that was done during late last year! no major problems or anything.
    am now pestering the hell out of afloat about buying properties in the UK.
    money, money, money,,, its so funny.. in a rich mans world!

    you are better off speaking to depreciator, i had the same problem for albury.
    pm him and he will be able to sort you out at a cheaper price than 1000+

    i had some trouble with a bc around november last year. i rang up asking questions, but instead of telling me how to go about it, just kept saying you cant do that! (it was to put in cable tv by the way) i ended up getting a new bc, by getting on the executive council with the two other owner ocupiers and sacking them via votes at the general meeting. as you can imagine we now have an excellent BC manager hired.
