    well done to all the mappers and steve and dave.
    loved the book, however having met the mappers at a masterclass seminar, it was not easy for any of the mappers, and i suspect dave and steve were probably pulling their hair out at some stage as well. it may have been nice to have gone into all the deals that the mappers didnt follow through and why.
    just a thought.
    again thanks for a great read, has caused me to put up a doing/done/completed list on my wall at work. [biggrin]

    a friend and i have a bad habit of reading books on science then arguing the point (mostly when we’re drunk). the one that comes up often is the force of nature. i wont go into the details (i dont want to start a riot) but our arguments normally go on for hours, with neither of us winning. its always good for a laugh. [biggrin]

    i hadnt even thought of the public liability of this. i do know that a security guard was hired to protect the property the first night it happened. the next day the insurance company decided it didnt need a security guard there. and lo and behold the other units were broken into that night and a fair amount of stuff was stolen.
    the units strata titled so at least public liability can be addressed in good concience.
    on another note, my IP which is about a block away from this, had been tennnanted for two months but i had forgotten to get landlords insurance!. i dont know how it slipped my mind, but rest assured i got it put in place very quickly

    i have just started dance lessons at 66 dollars a week!.
    i dont like spending the money, but there are plenty of single girls there my age looking for a dance partner!

    thanks all, i was actually selling the property, not buying. anyway they finally replied to my email. here it is.
    Dear Mr Walker

    Paul Green of our office has asked that I reply to your e-mail regarding the account for your conveyancing work.

    We were not aware that the property had been taken off the market. As is required by law to list a property for sale in NSW, we prepared a marketing contract and forwarded this to your real estate agent.

    A marketing contract is a draft sale contract for the property. To prepare this we needed to do searches of the various government registers and annex those searches to the contract, for inspection by any potential buyer.

    Our standard fee for preparing a marketing contract is $250.00 plus GST. Our standard bill for a full NSW conveyance is $950.00 plus GST and disbursements. There were a number of disbursements in your matter as we needed to obtain the disclosure searches for the contract. The disbursements came to $228.00. Now that they have been obtained they can be used if in the future you come to sell the property.

    Please feel free to call either myself or Paul if you would like to discuss this further

    hi all,
    well i found the answer to my question, (after ringing melbear) anyway yes i have to pay. although the cost is a little high, the solicitor did write up a contract and even though i no longer need it, he still has a right to be paid for his work.
    oh well another lesson learnt!

    i went to it last year in sydney, 4000 sounds like alot, i only paid 2500. be aware that the room will be packed. other than that it was pretty good. if you go, dont bother buying any of their software, its crap and its out of date.

    ah darwin, my favourite town.
    i have an IP there and getting information is tricky at best.
    email me for some web pages (there are plenty) plust stats on the last 12 months etc.
    if you are going to buy in darwin, know the area extremelly well as you may end up buying in a bad neighbourhood.

    hi all, thought i’d add my two bobs worth.
    i just spent last week travelling SA (i’m from canberra) and this is what i’ve found out.
    there are definetly pos geared properties out there. dont even bother with broken hill, the mines are closing down (i asked the local publican).
    dont buy in a town where there is not a ATM machine in the main street (this will save you time when looking)
    i did end up in a town in which it had a mcdonalds, all the major banks there and on the coast plus plenty of employment (though the pensioners were starting to move in). all properties were around 50 – 70k and all pos cashflow. they were in the windows of the RE agents. i kid you not i found 6 IPs in about 15 minutes of being in this town and this was just what was advertised in their windows!. i didnt buy any as apparently there is alot of lead in the soil/water. children there currently have high lead levels in theirs bodies which has me a bit concerned as does the investigation going on at present. and no i’m not going to tell you where to find them. but i assure you they are there, if you just get motivated and physically search for them. you wont find them on the net.

    i’m a smoker though i rarely smoke in the house, on the odd occasion i have done it, ive found fabreaze really good to get rid of the smell. ive even asked non smoking friends if they could smell the cigarette smoke in the place and they couldnt.

    i have to agree with monopoly on this one.
    i am currently selling off one IP, not because its not a good performer, its just to release equity that i would have had to pay interest on, ie a LOC. by selling i get 50k cash after expenses. this will greatly help for deposits when the next deal comes along.
    i’ve just found (and please correct me if i’m wrong) trying to borrow 106% for an IP these days really makes the numbers not worth it. at least with a cash deposit i am still in the game. and the rental yeild can be a lot higher, and i dont have to try and buy in mining communities.
    just my two cents worth anyway

    i know what i want to do.
    does anyone remember last year just before christmas, the smith family were closing their doors for christmas because they didnt have enough food and toys for the unfortunate. 5 minutes before they walked out the door a woolies truck turned up (a semi trailer if i remember correctly) full of food. then who ever donated it, didnt want to be known.
    thats the type of thing i’d like to be able to do.

    i drive a 97 hyundai excel! (called the maxmobile). mag wheels, a dancing elvis on the rear view mirror. if you dont believe me, ask melbear!. i must admit TRMiB did change the way i spent money. i was also very fortunate to go off to war zones and earn heaps of tax free dollars, add onto that the CG on property over the last couple of years.
    save, save, save. i still do it today. i buy in bulk which helps (again ask melbear how much laundry detergent i own!) i live as cheaply as i can and try to get all my money working for itself in one form or another, be it one dollar or a thousand dollars.

    i just advertised one of my IP’s as well. although the agent reckons it will sell between 153k – 158k. he wanted to advertise it for 159k. last bank valuation came in at 195k (february this year) but as prices have cooled in my neck of the woods (around 16%) 162k is a fair asking price, i’m only realisticly expecting 155k – 158k.

    i’m sorting myself out as well.
    1. sell off IP (was PPOR for 2 years so no CGT)
    (profit about 60k)
    2. repaint another IP, new security screens, and rent increase of 10 dollars a week.
    3. looking into peter spanns strategy of shares etc, either way around 50k to go into shares until i work out what i’m going to do in the next six months.
    4. am off to look at a 3000 dollar house (yep you read it correct) renovate and sell.
    5. use these profits and possibly pay cash for house in NZ.

    i have the richmastery software, and dont bother. its out of whack. although i understand they do have upgrade for the software i wouldnt bother.
