    Thanks for that Mel,
    I will fill you in on a few more details.
    I intend on buying more property +ve geared to counter the IP in darwin.
    At no time do i intend living off a credit card as i am currently employed and saving every cent towards the next property.
    I think the problem i have is, to make the 183 a month positive cashflow, My savings will be reduced by paying rent.
    as for the 209 a month
    its at 7.54 fixed for 2 years then reduces to variable

    I currently live in Queanbeyan (yeah yeah i know)
    but i have an ip in darwin (just recently bought)
    and i nearly own my own property here in QBN.
    Bought 3 years ago and the capital growth has been phenominal!

    I went to the richmastery seminar in October in sydney this year. and you’re right there were alot of people there. I have learnt quite a bit from those guys, though it was pretty intensive trying to remember everything. over all it was money well spent. they gave me the contacts i needed (ie property accountants etc) and i use the mortgage broker they put me onto. The broker is great, and i can call her anytime i want with questions, she double checks my numbers for me. The accountant i hired does the same thing for me.
    If i had known about steve prior to meeting those at the richmastery seminar i more than likely would have used him instead, only because steve’s seminars are cheaper by about 1000 dollars.

    thanks for all the replys ,i do think darwin is starting to move with the capital growth now ,i have been going up for about the last 5 years and just bruoght into a house in karama only about a 10 minute drive from the c.b.d on a good day.
    we were showen a lot of houses out of town which i think whould be good for rental now but will take a while for capital growth. i may be wrong about my summing up of darwin but i hope not as i do plan to move up next year and hope to buy one or two more house,s. at least i will be warm all year round..
    any one know a good builder in town as i plan to get some work done to the place soon ….[:)]
