    Yes there has been lots of value added to the Brighton property – 3 bay shed, 4th bedroom, completely renovated deck with top class aluminium louvres and steel wire on 2 other sides, $10,000 outdoor heated dual pump spa with big $2500 umbrella, new carport roof where original rusted tin roof was near house, upgrade to existing concrete area and stampcreting done, 6ft wood fencing around entire property – modernised house etc etc. 
    Yes Nundah would be great if the block was bigger but given how much it suits the professional couple living there with a dog at the moment (lease about to expire so good to sell with tenants to go with the place or without) I am sure someone similar would be interested given I am making both properties very competitive prices to get rid of them :)  Thanks so much for your tips and advice, really appreciate it.  Now just to find the agent/buyer to take both properties ASAP.  Urgently need to move on…

    Thanks Andrew_A.  I think I have gone a step too far in having real estates provide me with advice/opinions – I've been swamped with a million calls on a daily basis, many repetitively ringing.  I think I've heard every sales tact that there is and its just turned me off getting locked in with another agent (my first agency agreement has just ended on my Brighton, Qld house).  <moderator: delete advertising>
