    Thanks for your suggestions.  I am aware of the alternate meaning and used the line deliberately in the hope of catching attention.  Didn't really work – yours is the only response I have had.

    Well, since I started this thread two months ago, we have decided to hold onto this property.  There seems to be a shortage of better places to put the money.

    Our property is actually slightly west of Toowoomba, in Kingsthorpe.  We have had no trouble in the Toowoomba market.  Rental yield, if I bought a property there today, would be lower than I'd like.  Watch out for the wrong sort of tenants in housing aimed at lower income.  There is quite a noticeable indigenous population, which our PM has instructions to avoid.  We have also instructed our PM to only place their top rated tenants in our property, and we are happy to allow a slightly below market rate of rent to get tenants that the PM already knows to be reliable and to look after a property.  Our recent lease renewal has a slightly increased rent. I think that areas in Toowoomba close to the university are worth looking at, so is accom handy to the CBD so long as it is not irretrievable daggy.  We like the western suburbs of Toowoomba because of their proximity to many employment options such as the two major meat works at Oakey and Cecil Plains, the Army Air Base at Oakey, the industrial estates in Western Toowoomba, and still only about 20 – 30 minutes drive (from Kingsthorpe) to the CBD.  So, the Western suburb areas suit our target tenant (blue collar working family).  Can't comment on Greenmount itself, but generally, I've found Toowoomba to be a fairly stable town, with lots of employment opportunities, a real country atmosphere and good steady value growth.  Capital growth is faster on the coast.  Personally, I'd stay away from units in Toowoomba because I believe that the psyche of the town is still very rural and the largest number of people would rather live in a house with a back yard (especially in our target group).  I also have a personal dislike for anything which does not include freehold.  Good luck.

    I shall have to look at that video.  I've forgotten about Lifecorp really, mainly because i put the idea of buying in the next 12 months out of my head.  I have something to sell, but it is under a new 12 month lease, which might make it hard to sell (it is real FHOG sort of stuff.  Thing is, though, if I sell, what else to put the money into?  We have alot of equity so we are not going to end up in a situation where we owe more than we own (unless the re market fell by more than 75%).  Frustrating times, we are tired of where we are and ready to make the move into a new business interest and a new area, but I don't think we're going to have a climate suitable for learning a new business for quite some time.  We'll just have to stay here where we are making money.

    The arrogance was intended to be light.  Sorry if you missed that.  Might have gone over your head seeing as I am obviously an arrogant property investor.

    Great, we're two great big balls of light.  The invoices having nothing to do with our investment portfolio, more to do with the business.  I'm glad you're teaching your kids to speak.  At least they will learn that skill, which may help overcome the disabled attitude they are bound to have towards wealth creation.  Lots of literate little rent payers, that's what we want.  That way they can hold down a job to be able to afford to pay off our rental properties for us.  You're certainly doing your bit for the economy, and I applaud you.

    Very dissappointed with this part of the budget.  Overall though, I was surprised at how sensible Labor's budget was, not that I agreed with everything they did, but at least it didn't all seem stupid.

    Ha Ha Ha.  Look up a bell curve showing the distribution of IQ of the population.  It will clearly demonstrate to you, what anyone with a reasonable understanding of statistics already knows – there is alot of dumbasses out there.  In fact, by definition, half of the population have below average IQ.  Couple the dumbasses with the fact that very few people actually have any understanding of or education in economics, and you have some of  the reasons for our current Labor government.  And, when you understand just how commone stupidity and lack of education are, it is surprising that PI's and other forward thinking economic achievers are not assailed more often by people accusing them of ruining it for all the dumbasses and losers.  They should shut their faces, cause our taxes pay their welfare, and the government is primarily responsible for pushing up the cost of housing by doing stupid things like FHOG, making land development so very expensive, allowing the banking system to lend so much more than people can truly afford and failing to ensure there are enough tradesmen to build houses for our growing population. 

    Next time someone so stupid has a comment, there is no point in trying to educate them.  Just agree and then say something about how you heard there was some radical opinion out there about the Earth actually being round….

    Dumbasses – they make you laugh, but hey, you gotta love them.  Who else is going to mow my lawn, clean my house for me etc etc for about 1/5th per hour of what I earn?  And who else is going to rent my IP's off me? Long live the dumbasses, glad I'm near the top of the food chain.  Hope there are lots of dumbasses in the years to come to help me stay there!

    I go through NAB, and I think the insurer is Allianz.  Had one claim, which was very quickly and helpfully attended to.  The person at Allianz that I spoke to said that they could see that i hadn't had a claim for x years, so they would just push this one through quickly, without the normal quote rigamorole, as they valued our custom.  It was only a small claim, meaning that they are significantly ahead, but they have been good to deal with.  Very happy.

    Well thanks for sharing your story.  It certainly never occurred to me that settlement might be delayed by such a lengthy amount of time.  Then, when you said you were buying it from a local council, well, let's just say everything became a little clearer.  Councils – a law unto themselves.

    No, I don't know how they got my number.  It sounded like a typical database cold call, like you get from people wanting to give you a free mobile phone or a cheap holiday.  You're right, I might pick up something that I did't already know, but I still just can't stand going to those sort of things, knowing that as you walk through the door they are rubbing their hands together, counting heads and touching up a quick spreadsheet to work out how many sales they should get out of this crowd.  I hate people thinking I'm an idiot, or that they have 'got' me.  Time away from the kids is too hard to get to waste on this lot.

    Try not to represent yourself as more high powered than you are.  Keep it very simple and inexpensive.   It is simply a method of conveniently giving someone your contact details.  You've probably heard the stories of property investors turning up to look at property in their daggiest old trackies (in the attempt not to let the RE agents expectations get away with themselves), well, a flashy business card would be the opposite of that.

    ha ha this thread is the most entertaining i've read for a while.

    I'm wondering if International, AKA Tony Robinson is going to try to sell us property, property advice, a Tony Robinson CD or some drugs so we can be on the same planet. as he is – where the clouds are pink and the monkey's jibber jabber joo, and where it is completely up to you wether or not you have a good day.  Hell, my horse died, my business lost a major contract, and my Mum was diagnosed with breast cancer, but, thanks to TONY, I know, it's up to me – what a SUPER day.  (btw that's a joke, those things didn't really happen).

    I'm wondering if Badger will start spitting when he types his next response. 

    I'm wondering if any newbies will actually do as International is suggesting and put their finance arrangments in order and then call his good friend for FREE property advice.

    One things for sure, this thread has brightened my day.  Thanks Empire, and Badger.  And mysterious newbies with only one post to their name who find everything that Empire has to say very intelligent, not cheesy.

    The first half of your post, Badger, had me checking to see how many posts you had made and wether you might be another screen name of the same person.  I'm starting to feel like this thread belongs on Hi Five.  Actually, I'm also being reminded of that movie "The Castle", where despite all the very ordinary circumstances, that family was insanely happy.  Good on them. Felt like bashing someone the whole length of the movie….

    YAY!!  Finally, the FHOG is to end!  YAY!
    Now we'll see what happens….

    If only it wasn't for that pesky 12 months grace on home loans from the big 4.

    I'm with you, Richard, fhog ending – best thing since sliced bread.

    Can't say I agree with those people who reckon now's a good time to buy.  I'll transfer more $ into RE when it looks like it might outperform our other investments, which is a point in time I look forward to, cause i like RE, it's fun.

    I'm just a cranky mother.  When I see such a smiley, glowing post from such a new poster, and such a happy little chat going on between two new posters, I just have to wonder if you've created two accounts and are talking to yourself.  I'm a sceptic.  I haven't suggested that you could learn anything from me.  I'm a little tired of people trying to sell to us on this forum, and the assumption that seems to be out there that property investors are an easy target.  I apologise if I have you wrong.

    Hi Annies Dance,
    Beef cattle.  We have some cattle.  They have outperformed our RE over the last 4 years, and while cattle prices in our area are somewhat depressed at the moment, you don't have to sell, you just keep breeding more of them.  You can always sell later, or just sell what you have to for now.  Unfortunately, few people are in a position to invest in beef cattle.  Lucky us.
