    You've hit the nail on the head there and will be speaking with a couple of brokers I know over the next few days and take it from there. Never again will I deal with CBA.

    I have no idea. They shift the goal posts to suit themselves these days. In one breath they are all good to incorporate difference between actual bank value against purchase price in regards to deposit to allow me buy a decent home knowing that I am no risk then next breath change everything. I have a perfect credit history, secure employment 180k +, 30 yrs history with cba and it means nothing.

    Thanks for all the positive feedback. Its greatly appreciated and hopefully I will have my first IP in the very near future. The first thing i need to deal with is ceasing procrastinating. Thank you again.

    GDay, After speaking with a few PM's in Kal it seems that the demand at the moment is for units so Ive been researching down that road. Pretty good returns and just waiting for some more info on strata fees etc.

    I see exactly where you are coming from and one side of me is saying "wait until you have more deposit and buy up a little to increase the chance of CG".
    I'm not in any rush to buy and there's a few issues to consider and your opinion is valued and gives me some more food for thought.

    I guess we all want high yields when it comes to investing but I think not being too greedy to start out with is a good approach so I am looking at average yields in a half decent area. Havent had too many good reports about clarendon vale and have spent countless hours researching. Speaking with my accountant today on the best way to go.

    Good luck. I earn $170,000 per year, have a small personal loan. $20,000 in savings but because I got nailed to the wall in my divorce and had to sell the house and walked out with nothing, I have no collateral. I have had 5 mortgages with CBA and a perfect credit history and the banks dont want to know me unless I meet stringent criteria with deposits. Im reluctant to hand over all my savings as we still need to live, pay rent etc so dont listen when they say "you shouldnt have a problem ".
