    Just curios how did you find your NZ properties if you haven’t seen them before, did you use someone like westdan and what was your experience ?

    I am in a cynical mode here : all this saying a job gives you satisfaction, meaning to your life,
    blah blah blah …… is all a conspiracy by the government & the wealthy class – the government wants you to pay tax, & the wealthy class wants you to work like a dog. Just like the travel industry always advertise to have a holiday you need to go somewhere else, and show a smiling face getting on a plane, my best holidays are those I stayed at home. How many people can honestly say they really enjoy what they are doing for a living, a very small percentage I would think. Most people are tied to their job because of mortgage, family, put food on the table etc. I am not saying if I stop this paid job tomorrow I will sit on the rocking chair all day. I can think of hundred other things to better spend my time with than sitting in front of a computer 8 hours a day making money for some feelingless faceless multinational. If you are removed from your job tomorrow you think anyone will remember you in a week’s (or a day’s) time. Your past will be just like footprint on the sand, it will be gone when the tide comes in. If you die tomorrow, will you say I should have worked longer hours in my boring job or enjoyed all the office politics that going on ? NO – there are more meaninful things in life such as watching your kids grow up ! If this government has its way, it will have you work until you are one foot in the grave. Okay I am finished with my cynical mode, now I will go get myself a cup of coffee and enjoy life.

    okay that’s it, boys & girls you all got timeout.
    I am not surprised 8% yield properties do exist, but to say you can find them with eyes closed is an exaggeration. Even when I spent $230 on a Residex +ve report many of the areas included have a miserable 4% gross yield (by the way I won’t buy from Residex again, it was a total waste of money !). The other difficulties is how does one know how much a place will rent for if it is owner occupied. I know you may compare it with other properties in the area but it is hard.

    I would not knowingly buy a property with asbestos, or if I do will remove it first. All the assurance that asbestos is harmless if undisturbed is like saying there is no risk in playing with matches near a petrol tanker as long as the spark doesn’t contact the petrol.

    Hi there,
    Can’t remember exactly what the equation is. Do a search in this forum. But roughly it means at the current interest rate, to have cashflow positive a property should return around 10% and this may have to change when the rate fluctuates.

    Hi Monopoly & folks,
    Thanks for the advice. It just my little whinge. Change of job, yes. I guess if I want to change the world I need to change the way I see the world first, especially the corporate world.

    I saw people wrote ‘…. PM me’ all the time, does it stand for Post Me me, Please Mail me, email me ? Been trying to locate this abbrievation in the forum. Can someone take me out of my misery, please.

    I work in the city and need to go to Watirna sometimes. Even in off peak traffic it takes a taxi almost an hour to get there. Newish area to live in and okay if you work in the neighbourhood, but it seems so remote from anywhere else in Melbourne. As mentioned earlier the public transport is shockingly inadequate.

    westdan, did your house need restumping and how much did it cost because I am thinking if it is worthwhile to restump a IP in NZ.
    MiniMogul, are your properties in fairly small towns, and which state if you don’t mind.

    Now boys and girls, I have a picture of a bunch of kids standing over a poor child in the school yard. I don’t know if what Bill said was right or wrong but everyone can have an opinion. Without someone like Bill this forum will be much less interesting.

    Just wondering if the sinking is caused by the original stumps not put in properly (may be not deep enough), or if the soil is unstable another restumping may be needed in few years time (throwing good money after bad !). Any builders/architects in this forum ?

    Thanks everyone for your kind advice. We will try to get a loan and see how it go. Hopefully it is just a small obstacle in our journey to finanical independence.
