thanks Jeff. The problem is I don’t have a particular area in mind and wherever (all over Oz) there is a shop for sale then I have to decide how much I offer and found it very hard to get any useful info or sales data for commercials.

The situation in Tasmania is a paradox. Ppl are cashing in and moving sth as its cheaper to retire. It has been described by commentators as our version of Florida (a much colder version ).

I don’t know what Jenman stands for. But I admire the man for his courage to stand up against the Real Estate industry in this country which leave a lot to be desired. Many agents are not the most loved members of the community !
I have been to their seminar. Would not waste my time with them. What a load of $%^+&&^. Especially this fairly tale that he is revealing for free the secret to get rich because he had promised his mentor ! A lot of fancy slides of luxury yachts and mansions but I don’t think he has any substance, except to enrich himself from all the seminar fees he undoubtly will charge after the free introductory.

While you are there – is it possible to display the State of the forumite in the reply as sometimes it helps to know where he/she is coming from.Can you tell just by looking if something contains asbestos ? I was told by a building inspector only a proper testing can confirm.
I am sure misty said this with tongue firmly in her cheeks. But for me I treat my tenants (they are mostly families) like my own, if something is not good enough for me is not good enough for them. I am providing a shelter service to people who due to circumstances unable to live in their own home. If I have no trust in a prospective tenant then I will not rent the property to him/her.

Helen, if the rental is 5K a month, 60K a year, why would the property neg geared ?
I think it is too much of a gamble to buy an IP in a town of 350, just wondering how big the rental pool is. My criteria will be at least a population of 10,000, okay may be 5000 if the deal is very good.
We have interstate properties, but I never game enough to buy sight unseen. Last December we flew down to Tasmania for the morning, inspected a couple of properties and bought one. I guess I will do as much homework as I possibly can, sign the contract, but my final decision will be base on physically inspect the property. Therefor it is very important to have an escape clause in the contract.
Aceyducey, I can’t express it better myself, this is what I am trying to say. We have to put up with so much craps at work and democracy doesn’t really extend to the corporate world – just see what happen if you tell your boss where to go.
In my mind financial freedom will let me live life to the fullest, with dignity, without trepidation, and the courage to speak up when it warrants. I am one who thinks humans are born equal, I find the corporate hierarchy where some people can control the lives of others totally distasteful. The real reason behind majority of the sackings are simply because a superior (I hate this word, no one is superior to anyone) doesn’t like someone under him/her. And nobody can say I am not contributing to the society when I am no longer part of mindless greedy money making machine, even now when I have a full time job, I am involved building houses for the homeless. And I can see myself doing more of this meaningful works when I am financially free.Thank you very much Mel & Leigh. Just wondering if the old hands have some simple way to tell by reading the ad.

We have a property in regional Vic. One issue I have is you don’t have a wide selection of tradesmen. We were going to paint the exterior of the house and build a small section of the house, but all the local painters were booked for the next 3 months. End up we had to ask this mature group (not Jim’s) to do the job. Guess what, we were really pissed at the workmanship and the inflated price. That guy quoted me $4800 for material & when the job was finished he could only account for just over $2000 of materials
The site was a mess and the workmanship was very poor. We complainted to the mature group they didn’t even bother to reply and acted if they were only a messenger service and it got nothing to do with them. My advice is never give any job to this mature group.Misty,
