    Now I get it, if the purchase value is higher then the advertised price then thats a gurantee of %10 return (exluding costs), and if the purchase value is lesser then asking price then its less then %10 return.

    Maybe its 1 property out of 150 I guess.

    You can call something an asset if it generates money for you, even when you don’t work, including when your sleeping.

    The whole idea of investing is to make money and what he said about what people want is correct, we want the property because it’s a cash cow, we suck on it as long as possible and sometimes, sell it off to reap a handsome reward and move on.

    Hi there,

    One of the major rules of becoming rich was to avoid this, sign documents for someone else.

    And one of the other rules of becoming rich was:
    Never put your name down when purchasing such assets, which is what he is doing.

    Yes Steve’s 11 formula or Hans Jakobi’s formula, same thing.

    Weekly rent x 500 = Purchase Price

    Having a look at properties at L.J. Hooker for example:

    Rent p/w: 185
    RPF Formula: 92,500
    Difference: 117,400

    Wow nice topic! Basically when people say Retire, they mean we are not forced/have to work anymore, now we can start living life the way we want, doing the things we want. I wish I could come up to this stage, still working hard for it.

    Thanks for this, now I feel better, I was so close to buying his products. I even offered him the option of giving me this program for free and I would give back 4x times the cost of the dvd package. I sent 3 emails, 2 written letters, no response.

    Today I spoke to a property investor and was told that I should not buy a property now. It is not the right time and that I should continue saving up for deposit.

    Also that when prices go down, it starts with the Units first, then the properties. I’m not sure if this is correct. Thats in Sydney area. Don’t take this as an advice, I’m not a professional, just from a word of mouth.

    Another whole different idea is, why not have them transfer the house to you? And you can pay them the direct amount without many middle men.?

    I would spend $100k into shares, buy $10k of shares from 10 different blue chip companies in different sectors and let it stay for many years to come.

    Then invest in myself, go on a holiday to Fiji, rest for few months.

    Get a decent car and other accessories like laptop, new pc, iPod ;)

    Then start buying undervalued properties using the rest of the money as deposit for at least 12 properties averaging $400k – $600k

    As I always say, work less, earn more!
