Hi all
After building up a small portfolio of long-term buy and hold residential property, I am now fairly close to the limits of my serviceability and am finally ready to take on something different and have my eyes set on a commercial development to help my cashflow position. I have scoured this forum for all the information I can find but…[Read more]

Hi all,
I wanted to know fellow investors opinions on purchasing in master planned estates for investment purposes.
Obviously estates vary between different developers and there are lots of other factors effecting the performance of a property but assuming you are ticking all the other boxes, is there any notable disadvantage of owning real…[Read more]

Hi,
I have recently decided to buy a half share in a property and was looking for the best financing structure, the 2 goals I want to achieve from the setup are 1) maintain serviceability for future investment, 2) avoid any taxation issues. After speaking with a few professionals the below is what I have come out with:

Thanks for the response Terry, this is a huge help – had one more question for you if you get a chance.. the title transfer would be due to a marriage breakup so it seems the exemption of CG and stamps would apply however to qualify for this exception does the title transfer need to go into my friends name or can it go into someone elses? My…[Read more]

Hi all,
I have a large property in Warrandyte Victoria and recently found out it is on two titles so I am looking into subdividing and developing with two separate dwellings. I have come across a few company’s which help with the subdivision process and was wondering if anyone has any experience with them and/or any recommendations? I’m not…[Read more]

Hi all,
It’s been a while since I’ve made a post here but recently a close friend who owns a property jointly with their partner has gone through a separation which has brought about a few questions. It has been decided that my friend will take full ownership of the property and the title will be in her name only. I just wanted to understand how…[Read more]

Thanks guys, sounds like the consensus is to buy my own split systems.
Don, its design and build but I’m having a fair bit of input in the design so most plans from different builders are similar.
Cheers

Hi guys
Thanks for your replies, I am chasing down the info required to sort this out namely bushfire rating requirements as this is the most expensive. Not too concerned with the exposed agg driveway but after using a few A/C calculators online I figured out I should only need a 6.5Kw and a 2Kw, I believe that both of these should cost only…[Read more]

Hi
I recently received a quote from a preferred builder for construction of a 218m2 4 brd house in QLD. The initial quote was in the ball park ($229,000) but after reviewing the spec I noticed that there were quite a few things not included, after receiving break-out prices for these additional items the total build cost has blown out and I…[Read more]

Benny, what you are saying were my thoughts exactly however it seems they have not asked me to decide between the two rates and on the paperwork I am given both rates as if they can exist simultaneously, I’ll have to chase this up with the bank and find out.

Thanks Jamie
Yes it is a very cheap loan, pretty happy with it.
My serviceability is excellent at the moment so I’m not too concerned about borrowing capacity. I really just want to work out whether I’m ahead or behind purely from a financial point of view if I have the loan funds in the offset or am I better off not having the loan at all? I…[Read more]

Hi,
I have a ‘purchase land and build’ investment strategy where I buy in areas which typically have experienced a high level of growth upon completion of the build. My most recent property has a value approx. 30k higher than when I purchased the land (13 week construction) however it seems I am unable to access this capital. My broker has…[Read more]se7en replied to the topic Builder in QLD?? in the forum Help Needed! 10 years, 8 months ago

Thanks for your comments Scott, I'm interested in your thoughts on this, the reason being is that I too used to believe that properties this far out (30-50km) from CBDs didn't see the advantages of capital growth but after meeting a like minded investor who has now purchased quite a few properties 30-50kms out of VIC, NSW and QLD it seems that…[Read more]

My understanding is that he has not started the build, he is waiting for financing to be approved before works will start. He is building a house.
