    Felicity,

    I agree. Definately possible to make big money in bear market and occasionally in a sideways market. Don’t it make you feel good, too!

    As for seminars, my husband and I had one IP, but didn’t really know what we were doing or why we had it. We just figured we should. We attended one seminar (a 4 day one), something neither of us would normally consider doing. Those 4 days put everything in perspective for us, and now, 3 years later, we are doing very well thank you. Not saying it’s the right thing for everyone, but I tell you, it was the best investment I have ever made.[:D]

    Hi Lynette,

    A good quantity surveyor that we use in NSW is BMT & Assoc. You would need to speak to them regarding giving discounts on multiple properties (we have only ever used them for one at a time), but perhaps they may be of help to you.

    Hi Rodders,

    I understand where you’re coming from. Our accountant is fantastic with tax minimisation etc, but when it comes to investing, particularly in property, we have been able to teach him a few things. He doesn’t have an investment property as he’s never gotten around to doing anything about it. Not to say he’s completely useless. He’s got ideas. But he’s never put any into practice.

    So, no matter what industry you are in, there are an awful lot of people out there advising/selling/servicing etc. things on which they have no real practical experience.

    Hi there,

    I have bought most of my properties in Nov/Dec period. I have definately found that the Xmas period tends to be a great time to buy. There are many people out there wanting to exchange contracts before Xmas, and therefore some quite good deals to be had.

    I’ve found the week before Xmas is really good, as some vendors are getting a bit antsy, and a lot of people have given up house hunting until the new year.

    I’ve just joined up, so firstly – hi there!

    We have a property interstate which we have never seen (and in fact, have never even been to the city it’s in), however do know a number of people who live there, who we trust, who gave us excellent advice as to the areas to buy in. We bought this property after seeing it on the internet, seeing photos and doing our sums.

    I have to say, it is the easiest property transaction we have had to date. So simple. Paperwork was easy – some faxed, some posted. We enlisted a solicitor in the area who also arranged our building and pest inspections.

    From my experience, I would most certainly do it again.
