    Cremin and I just hit the $10K savings mark!! WOOHOO!!!!!

    No properties yet, still saving a decent deposit. We’ll get there. We happy with what we have acheived so far. AND all our new found knowledge from this website to boot!

    Me to know and um, me to know… Hee hee… Sorry not giving out any other hints.

    Thanks for your reply Simon, I am not looking for “advice” as such, just an idea of what to expect when we get home.

    Ok, more details. I am a primary school teacher (as you know)on about $40K a year and Cremin is a cabinet maker who will not be working coz we wanna try our hand at renovating. That is what is he has been doing here in London and feel we can really give it a burl when we get home. So effectively no income from him just me.

    As I have said, I may or may not have a job when we get home. If I do, I think it will be easier to get a home loan coz Commonwealth have already said they’ll give us money if that is the case.

    So, is that enough details? Or do you need more? We have got a savings history here and have one at home too so that shouldn’t be a problem.

    Darren, the first thing you need to do is start reading tonnes of literature about investing in real estate and then from there make a business plan. That means you need to decide what type in investing you wanna do. Eg, buy and hold, buy-renovate-sell etc etc…

    Use the search engine on this website to help locate some excellent strings on books and other topics you may have questions for. It saves you asking hte same questions many of the forum people have already answered. From the string you have just looked at, all you need to do is add a reply and the string will go back to everyones attention. It is the easiest way to add your question and have it answered.

    Hope this helps you. DO your background research and then think of what you want to do. Hubby and I have been on this website for about two months, read umpteen books (still ploughing through another three) and benefit from reading this forum each day. WE do not have any properties yet and are formulating our own plans, checking it and revising it for when we get home in Xmas time.

    Cheers Wayne, but I did that.

    It didn’t really occure to me for a few days that I hadn’t received anything though. I have been extremely busy here working 12 hour days so by the time I have even had to think about the emails, I forgot about it all!

    *******UPDATE!!!********

    I ended up emailing the pirncipal of the school as I had called him originally about the position and seemed to have racked up a good rapport with him coz he is now chasing my application for me too!! So, maybe the position is for me if the Principal who I have NEVER met is looking for me!

    Not only that, the company that they are using to screen applications has decided to let my application in as I resent it yesterday. All I have to do is sign a stat dec claiming I really did send it the first time!

    Hee hee, I was brutally honest on why I wanted the position on my application. I told them that the selection criteria they had set I cannot claim to have successfully achieved because of the different education system I am teaching in and that they should employ me coz I am focussed on the individual child and their specific needs in the classroom. I don’t know how it will go down, but it will certainly be different from other applications!!! And that means they will remember it!

    ANyway, thanks for all your positive suggestions and kinds words. I do feel lots better knowing there is such a support channel here.

    I have just got home from the gym. Burnt off some angry energy. Dodgy dodgy email, I should have rang to check it got there, but hey lack of forsight I am afraid.

    I appreciate all your kind words. Drove to my friends house to chat to her and felt numb all over as this was a job I thought I could really make a go of. Oh well, as you have all said, there is lots of other jobs out there. It will just mean we wont be able to get a loan all that easily when we get home…

    Oh dear. Bad bad day. To add to it all, I can’t work here at the moment because of all the ridiculous red tape. Immigration have had my passport for over two months!!! GRRRR.. So two blows in one day. It all comes in threes so I have one more to look forward to. Ho hum….

    Cremin and I are in Mitcham! Other side of London to you!

    I went through your side of town the other day ont he way to the zoo. The difference in suburbs is huge over that side of town! I am glad I live south of the river I am afraid.

    I can say that about the north part coz I also lived in Harlesden…[:O][:O][:O] I know!

    How is it that you are buying and selling from here in UK? We are thinking of doing the same before we end up home.

    polski, trust me, just do a search with books in the field and you will discover a wealth of information that people have already shared. It is easier to do that than wait for people to reply.

    I just did a search and it came up with some excellent old posts that will have everything you need.

    Kaydee, that was a bit rude.

    Polski, go down to the bottom of the page and type in a search about books. There were some posts last week about good books to read. Start there, do lots of reading and then do some more searches about your questions as it more than likely would have already been covered.

    All you have to do then is read the post and then post another reply to it to renew peoples interest in it. OK?

    polski, no question is ever silly.

    Negative is when you end up paying some money towards the property

    positive is when the property is giving you money back after all the usual expenses (rates, water, insurance etc..)

    EVen if your property is only giving you $10 a week positive money, it is a good start as that will increase as the loan is paid off.

    Simple answer for simple question.

    Hee hee, Keggles, that’s a good one.

    Not-so-lucky-phil, if you die that is, you should have a written a will stating what you want to happen to your assets. Now even though the property is wrapped, the property is still yours, so you would have to chose someone that would be willing to continue the contract after your last breaths.

    It could be your partner, children, other family, but make sure they know the ins and outs of the wraps or give them the knowldge of someone to help them. That is the only thing I can think of so far. I don’t know if it is that correct, but it was seems like logic to me!

    Sorry Alf, can you explain what sort of window it was? I mean, aren’t windows s’pose to be unopenable from the outside anyway??? In the viewing shouldn’t the tenant also bring up any concerns they have with the windows to give you the option to fix or change it?

    Surely if the window had not been smashed meant the tenant did not take care in closing it properly. It is laughable that the landlord gets stung on something so patheic. Oh well, the only thing you could do to stop that is to just install window locks for your own piece of mind then. Maybe it would be cheaper long term than putting up with that rubbish.

    Anyway, I am interested to see others views as well.

    Duty of care is a sticky one and as a teacher we get the major brunt of it looking after all your little darlings.

    “Duty of care = you taking reasonable care to make sure everything is in order and safe”

    Duty of care in regards to a tenant should mean that you have made sure the residence is safe and secure to normal state regulations. I don’t recall there being a law saying that there has to be locks on windows. Having locks on windows is up to the individual owner. In the tenant agreement, often there is a clause stating that the landlord takes no responsibility for theft or damage to contents of the property and that the owner recommends the tenant take out contents insurance.

    Your duty of care as a landlord should not extend to the fact that if the tenant were callous enough to leave a window open and they were robbed well it should their own bad luck!

    As long as your residence is in working order (meaning the windows could have been locked), I don’t think there should be a problem.

    Alf, did you read if they won or not?? If they did win, on what precedence was it?

    WEll, for those who don’t know me, I am Steph and my hubby is Paul. He goes under the ID Cremo.

    We are 25 and 26 nand as you can see, don’t live in Aus. We are living in a one bedroomed flat that if you convert what we are paying in rent, works out to be a spastic $1500 a MONTH!!! YEah yeah, mad I know, but we are saving even more than that per week, so it all works out.

    I am originally from PErth and my hubby from ALbany 400km south of perth. (And somehow we managed to meet and get married!???) We do not currently own any properties but hope to own two by Easter next year. One will be our PPOR and the other a IP.

    When we come back at Xmas time, we will be moving away from Perth, don’t quite know exactly where but hey, if we can move accross the world, moving in our own state wont be so difficult!!!

    So that is our story. I have really enjoyed learning tonnes from this forum and thank everyone for their input as it has been priceless knowledge. Can’t wait to put it into practise!!!

    Hi Lovelyn,
    Hubby and I stick to a strict budget where my wage is used for expenses and his wage is totally savings. We work out a specific budget for everything.

    EG,
    £70 food
    £40 travel
    £40 Expenses (the little things you need from time to time, eg, a dinner treat out, a new bra etc)
    £40 pocket money Paul
    £40 pocket money Steph (ME)
    TOtal- £230.
    Then the rest of the money in my account sits there ready for bills to come out. I try and use direct debit whenever I can coz it is easier for them to pay my bills than me!!

    Some months it works out that my wage is enough but as you know, some months you encounter some hefy bills which can burn your hand a little. But we just take it out of paul’s account and shrug our shoulders. As long as we are saving £500 a week we are happy.

    Even in Australia we had such a strict regime and it worked coz we saved over $20K in 6 months!! You just have to be prepared to change your lifestyle slightly and learn to enjoy the simpler things in life. The fact that your bank account increases and once you make it past the $10000 mark it is easy to save!
