    As you can see JB, everyone has stayed stum on where to look. Unfortunately, if I told you, I’d have to kill you…

    Sorry sweetie, you gotta do the hard yards to find the pot of gold. It takes time and patience. Get to know a prospective area and really investigate it. Don’t just look in the paper. Go and bug the sh*t out of real estate agents. They then might start sliding you the good deals that hardly ever get on the market!

    I saw the startings of the MAP from England via the net and have kept an ear out for it since.

    It is a shame people can twist what others say so it either makes them look good or feel good. Just the fact that you started out this free site for others to benefit from shows you are definitely NOT a money grabbing freak. (No offence intended…)

    And to top it off, when I ordered your book through the website from England, you even wrote me a little message in the cover of my book and signed it. I mean, how was that to grab your reader….

    Keep up your good work Steve. There are too many people that support you to even contemplate the useless things others may say!

    Its been funny reading this thread. I did the life expectancy test and it reckons I’m gonna live until I’m 102!!! 18 years longer than my husband (He’s expected to die around 84).

    I’m only 25 and hubby 26 so we have a bit to go yet till we retire. HAve done the travel bit already and are sorting ourselves out financially now so we don’t have to rely on a wage when we have kids…

    THat’s my first goal rather than retirement. Mind you, it would be lovely to do what I wanted without a great deal of thought to the cost….

    Me and Cremin are still tenants and are battling the weeds at the moment so we know where you’re coming from.

    RussH, just read the latest issue of API and the reno article kinda helped but it was still sorta out of our league. I mean it says the average reno costs about $70K!!! We by no means are going to pay that!!

    I think we have narrowed it down to definitely the kitchen is being replaced (Cremin can make the new one at work…), the bathroom will also be updated, maybe moved but not too sure if it will be too much of a hassell.

    Still a tight budget but I think we could do it all under $7K. The cool thing is we have time on our side. This is going to be the house we’re gonna live in so things don’t have to be done too quickly. Don’t get me wrong! I want them done! Just not so we are stressed and thinking about renos all the time….

    Kay said it. Council websites are a wealth of knowledge but a frightful bore to read. It was only by sheer determination to bog through it did I find out some pearls of knowledge which helped us decided which suburb to invest in.

    Co-incidently, I ended up talking to the Mayor and told her I had read what the council had projected for the next 5-10 years and that I thought it was great and blah blah blah…. She was super impressed I had taken the time to read it all.

    Just goes to show that if you take the time to read you will find your answers.

    Property median range is around $234K.

    Considering in 1998 it was $140K it has been on the move quite a bit. Even in the crappier suburbs (And I say that lightly) the prices have gone through the roof.

    Not to say investors have missed the boat, but Perth isn’t cheap as people think. Rents are too fab either.

    For example, Morley is where I grew up and my parents own tow houses right next to each other right across the road from the Galleria. (A major shopping centre) I rented the house next door 4 years ago for $150 p/week then moved out. The next tenants pay $175p/week for the past 4 years with the rent only just being upped recently to $185p/week.

    The house is worth around $270K probably more. I dunno what else to say about Perth. It is a gorgeous city with lots of potential, but for residential 11 second solutions, the pickings are slim. I am sure if someone worked really hard at it, they might be able to find something, but chances are a bit lower…

    Needless to say, Hubby and I have actually moved out of PErth and have bought our first place for under $100K in a great location. NOt to knock my home-town but investing would be for the lovers of negative gearing…

    I learned the other day that it pays to look after your teeth!

    After having a saw jaw adn a headache for close to a week, I finally rang a dentist on Thrusday and was squeezed in. Iwas lucky coz there was no dentist on, on the weekend…

    Tooth was fixed and hence a great weekend. Go to the dentist if you haven’t already been lately!! It was my first visit in 4 years. Now just gotta coax that husband of mine to go…. Oh yeah keeping positive about things helps too…

    $14K was for new homes back in yr 2000.

    Great if your in WA!! Also for those battlers out their, checkout Keystart as they use the FHOG as a deposit and for stamp duty. http://www.keystart.com.au

    Government run, but they don’t have mortgage insurance and their interest rates are quite competetive. REMINDER!! ONLY FOR WA PEOPLE!! Sorry to the rest of Aus.

    We bought it for $95K. Currently renting for $140 which is pretty good for the state its in. We are not too worried about rent return for hte moment as we plan on living in the house for a few years at first then wil rent a bit down the track.

    We wanna use the equity we gain from the reno for investments on other properties. We were very lucky to the fact we bought the house $30K under current market prices.

    The cool thing we can forsee eventually is the development of the back of the block as it is over 1000sqm! We are not going to go overboard though and get emotionally attached as we know we are gonna move on in a couple of years. We just wanna make it nice and comfortable and bring up the value of the property.

    Sorry Megs,
    had dramas with computer so couldn’t reply. We went and saw a mortgage broker and they did all the looking for us. We still knew what products we wanted and the broker gave us lots of options.

    Working with best option now. Should have everything secured by Tomorrow. So currently still working on learning all the ins and outs on buying. We are positive we’ll find our first investment property in a couple of months.

    Use lots and lots of petrol driving around the area you are interested in buying in. Look at all of the houses not just the ones for sale. Oh yeah, find yourself a really helpful agent who knows their stuff.

    We just happen to see one we like and had our agent find out who owns it and if they were interested in selling and they were! Our first house wasn’t even on the market. To add to it, we have also got the interest of two other owners thinking about selling.

    We specifically looked for houses that were cosmetically challenging and found several with possibilities. Your bum will get sore from the driving but it generally pays off. We saved ourselves $30k off normal market price. Pretty cool eh!

    Dear oh dear…. The poor lost souls that believe teachers only work from 9-3….

    FYI. I am a teacher who has started working in Australia on technically my first year. I worked a year in UK and relief taught for a year but only 1 years service was recognised. So I am starting on about $41000.

    I personally don’t think htat is very high considering clear that is only about $575 a week! After basic living costs and expenses that is very quickly eaten up and Cremin and I don’t even have kids yet!!!

    Anyone can say what they like about the teaching profession but until they experience it for themselves, really they have no idea. I am not a teacher for the money and others certainly aren’t either. I am there for the pure pleasure of watching a child develop mentally, emotionally and spiritually. That is good enough for me.

    Good luck to those who doubt the teaching profession and yes there are teachers out there who are crap but majority of teachers are dedicated souls who are there for the children and certainly not there for the money.

    My dad has a saying that “The sun always rises tomorrow and you never know what it will bring you.”

    Whenever things get too much for me (Nothing compared to Chronic fatigue I realise…) I try and take consolation that I have a loving and supportive partner and a wonderful support network with my family.

    Chronic fatigue is a funny thing, and I have personally known people that have suffered from it for several years only to wake up one day recovered. Strange but true.

    I’m getting away from the point. Just by being on this internet website shows you want to do things for yourself and if you believe you can, you will.
