geez there are some real twats around aren’t there?
Thanks to all who have shared, it has made me realise to not leave ANY stone unturned when it comes to IP’s.
Dear oh dear… Oh yeah, it’s just like that case of the bloke who was drunk at a pub, he walked out on to the street and got hit by a car. He sued the pub for letting him get too drunk, but apparently the staff reckon he didn’t look or sound drunk. I know that feeling coz my husband is a little like that. Holds his alcohol fairly well even when he is pretty smashed… Unfortunately the drunk got paid out some phenomenal amount of money, again showing up the legal system as a bunch of money grabbing leeches.
It makes me angry these days, when people cannot accept their own behaviour had something to do with how they live their life. We live in a time of blame and its sad to see that everyone has to be careful because of the other twits int he world who know how to rort the system.

I would like to think Cremin and I will buy investment properties through the eyes of a tenant. Mainly because we have been tenants for the last 8 years adn have lived in some absolute holes!
Whether that means it would be emotional or not, I am unsure. I would like to think any place we bought would be nice enough for us to live in. Not a bloody palace, but somewhere clean and things aren’t falling to bits.
Even the tenants have the right to live in a house that is looked after.

those ppl all part of the buy now pay later crew. They want it all NOW NOW NOW!!! They are not prepared to make sacrifices and hang in there for the end product. THey rush through their lives and never really get to appreciate the simpler things.It’s hard to not be like those ppl, but it’s all worth it eventually.

do you know anyone that can do the little jarrah switch thingo for you? A cabinetmaker or carpenter friend? Handy man or dad with good power tools? They could cut out and route the jarrah switch thingos for you. Much cheaper than buying. They come up a treat with a lacquer and stuff.Cheers for that tip on WOrld for tiles. I don’t know that Norseman has anything besides mining at the moment. THey do have a rather good tourist stop though as you have to go through it from the nullabor plain! Not htat anyone would want to stop and live there for any particular reason… I don’t know that I would want to.

Umm.. the sink warehouse in ossie park looks like the place to go for bathroom stuff. 1 teakle rd os park. (I am looking in the yellowpages funnily enough..) Try Not the Full quid in Ossie park too. They often have really cheap things. Not too sure if they do vanities and what not, but they have lots of cheap stuff!
Fire surrounds, go and checkout all those old antique places along Guildford road. I went through them all in January and I am sure I saw some old fire surrounds hanging about.
Windows, my inlaws got odd shaped windows from Brakjovich’s out your way. I am sure you would have already been thorugh there with a fine toothed comb though…

We have a bit of a deal going. Cremin said when we have 2 investment properties, we can get pregnant. So that is my motivation at the moment to find the money to close the deals. Hopefully, if we have it my way, we should be able to get pregnant by the start of next year!!![lmao][king][medieval]

INsurance insurance insurance…. Hmmm… Tough one. Unfortunately there are insurance scammers all over the world and the country which will always push the cost of premiums up. For example, in England, it cost us more in insurance on our tiny little Ford fiesta than the car actually cost us!! BUT I would not not have it for the fear of other people slamming into me and trying to claim my fault.
As for health insurance, well this has been a debate with hubby for some while until I needed my knee reconstructed, found out I had gall stones and urgently needed them out so I could actually eat again rather than thowing up all the time… and I wouldn’t have been able to have that happen without private health insurance. So unfortunately I will never be without it now…
My parents have had a bad run with insurance companies not coughing up when needed and legitimately so they have canned all forms of house and contents insurance on both their PPOR and the IP. Dad’s philosophy is ‘We’ll deal with it when we need to…’ Dunno if I agree but….
So yes I believe it is a bit of a scam but then again if used properly and investigated to get the best premium, it can work.

I already am a pricess according to my dad!! And my hubby reckons I’m his queen so I don’t really care too much about my loud laugh! I actually finds it is infectious and makes others laugh too!!! I don’t find it disgusting Pisces…

I wouldn’t worry too much about the tax on the second job. You could see it as I used to see it, forced savings. The second job soes get taxed as if you were on the higher bracket, but it is worth it at tax time as you get a lot of the tax back. I got a massive $3000 back on year from overpaying tax!It really boosted my savings and I then felt it wasn’t all that bad.
Maybe also you need to have a look at your current spending habits to see if you can cut down at all. Cremin and I stuck to a fairly strict two week menu, which did get a little boring after awhile, but we ended up saving an extra $50 a week just from food.(I wish I could say we are doing the same now…)
After going through our finances with a fine tooth comb, we were able to save heaps of otherwise wasted money. (Sometimes up to $150 a week!!) The end result was we saved $24000 to go on a round the world holiday which is etched firmly into our memories because of the hard work we put towards saving for it. We enjoyed it that little bit more…

Find out if the company you work for offers salary packaging. That is a quick and easy way to get your gross wage down a tax bracket or two. Hubby and I are looking at salary packaging our mortgage payments and it will save us $4000 a year in tax when we do manage to organise it!!!I think the ruling is that you can salary package up to about 30% of your gross income.
I am not sure about the rest of it as I live country WA where houses are worth a window in Sydney.

Hux! Your poor brother! His house didn’t sell and he still gets slugged auction fee and costs for advertising.
Maybe he should try on open market for a little while to see if there is interest?

Cremin and I are trying to save money for reno’s we gonna do on house after it settles in about 3 weeks time. Plus Cremin going on a boys weekend next weekend down to Perth for the footy and I am going on a conference the following weekend, so I don’t think we had better go anywhere this weekend… Boohoo… I do miss having mates around to just hang out with on Sat nights… Yet to make those sort of mates here in GEro…. Time will tell.

umm.. I didn’t quite mean burping and farting at the dinner table mate but the loud laughing… Some people find loud laughers to be a little annoying. Even I do to an extent. I get annoyed at myself!!!
