    hmm, have you submitted a DA? if you are erecting a wall, it needs a DA, which means body corporate must consent to the plans & engineering drawings, additional floor loading. You need to pay body corporate’s costs & the cost of submitting the da.

    Unless you broke the sheet or took the paint back to bare cement there’s a very remote chance of having released any fibres whatsoever. Any which were released would most likely have been bonded to the paint.

    Both sites are subject to some noise – it becomes a bit of a trade-off as to which property will give the better growth over time. Over the last few years there has been substantial growth in the south esp around Tempe/Mascot etc so you'll need to consider whether there is more growth to be gained in the short term down south or better buying northside.

    Will, as above, you’ll find that the industrial zoning will allow more manufacturing, noisy, recycling, wreckers, dirty, dusty uses compared to commercial zoning – quieter uses like storage, warehousing, wholesale, distribution Etc…….

    Will, each class has a different use hence produces a different return & different value.

    Warehouse has the lowest rental value however you get the largest area with a little for office/amenities. Ie you don’t pay much for storage.

    Office space is generally better located to transport & cod. Rent & cost is greater.

    Retail is the most desirable & has the highest costs.

    Probably right, as neither yourself nor the agent actually has a relationship with the strata manager. So direct you queries back to the selling agent.

    As I said above, you don’t have any rights on the lease. If your friend gives notice, you will have to vacate.

    Have a chat to your friend to see he will agree to adding you to the lease & get the lease fixed. Then ‘break up’ with your friend advise the agent.

    Thanks Beedie, just what I was looking for (NSW  requirements are much simpler – OFT Smoke Alarms)

    Ensure that you have them installed, they must be shown on the condition report & battery replaced at the commencement of the tenancy, the responsibility for the replacement of batteries and testing then goes to the tenant.

    Jac, it depends entirely on the circumstances…. if you have laid interior floor tiles (or glossy wall tiles) ie the wrong material for the application, of course you can be found to be liable for not having taken due care with the installation. Likewise, if you fail to maintain something (whether it be the carpet which has been worn through or repair of leaking downpipes causing a slippery surface if it isn't mopped up/cleaned which may be a reasonable expecation), then you may well be liable.

    I would be asking why the administration find is in deficit & why a motion hasn’t been made to transfer funds between the accounts – funds cannot be in deficit as it is in breach of the strata act.

    What is the 5 year budget for the sinking fund?

    Are unit owners in arrears? What is the strata management doing about it?

    Who is paying the rent?

    As you are not on the lease you have few rights especially if the owner seeks to terminate the lease.

    safety issue? It is not a place of work! If it complies with the building standard applicable eg pool fencing or AS1288 glazing where safety is paramount, fine but otherwise make the PM do some work.

    What is the crime rate? Is it improving? Where is the cop shop? What is the local unemployment rates for adults/youths?

    spouse, parents or kids?

    Some states allow you to put your partner on title gratis but others may have to pay stamp duty & trigger a cgt event for you.
