    Contact the licensee of the agency, tell them how poorly the new pm has treated you, that their actions have been pretty abysmal & that they should refund any letting fee, advert costs etc for the last x months.

    It would depend on council – are granny flats permissible? You would need approvals for the conversions to a habitable dwelling as well as for plumbing etc.

    You may be better off leasing the shed out for storage so factor that into your comparison calculations.

    It depends. You are going to have your construction costs increase but you will end up with less of something else & the savings will be reflected there eg less landscaping/paved areas/parking/roads Etc…….

    ok – which state? In NSW you cannot increase the bond & must also give 90 days notice of a rent review. Why would the tenant be required to stump up the entire bond? Would yurt not have the previous owner transfer it from the bond board? You can’t personally hold the bond in any case, it must be lodged with the RBB.

    A few points that you may have overlooked, if they are married/in a defacto relationship, then each has claims on the other’s assets, why would they consider living separate lives & continue to work together if they were a couple? How can a couple maintain a relationship & family if they don’t communicate the basics & at all other levels? What’s wrong with picking up a random shag instead of trying to create a cloak of deception?

    Surely the marriage act, corporations law & common sense would prevent such subterfuge & stupidity?

    Try getting into a meaningful relationship & telling your partner that you will continue to work with them but not live with them, have children with them but not share in the parental responsibilities, care or nurture them, not socialise with your partner or have anything to do with their care or financial situation.

    Get a new pair of gloves.

    who’s solicitor do you use? Yours or theirs to review the contract & inform you of your rights.

    I'd suggest Kennedy Barnden at Erina Heights, I was using them for my business and my business partner has used them for over 20 years.

    It was a small article in the afr earlier this week in the property section. You may still be able to get a copy from the newsagent or online subscription.

    I can't remember the location of the other one which sold but it wasn't in the mountains, there was a whole article devoted to the topic.

    The Australian Financial Review, just a little non-descipt newspaper ;)

    Also noted another sale indicating that prices being achieved have dropped 40-50% over the last 5-7 years. There are some big losses out there just waiting to be crystalised. That’ll put more pressure on rates & access to commercial funding.

    Hi Crest, reading today's AFR, motel in Katoomba sold this week – 37 suites @ $1.4M (the article didn't mention returns etc).

    What is causing the paint to peel? Poor preparation? Cheapest paint?

    Paint is generally a reasonable finish in bathrooms provided you use a fungicide additive.

    Zero lot line generally allows you to build right up to your boundaries either one or both. You cannot expect that your neighbour grant you rights to access their property. Why would construction on right side of lot 2 with lot 4 sitting on boundary stop you building? You have a blank wall either side of you.

    Generally , the act will state that the property manager will break-up required to be fully licensed to manage property on behalf of another. The only possible exemption could be if that person did not have access to the owner’s bank account, the owner received all rent & made the payments of all costs etc as a non-licensed operator cannot establish a statutory trust account.

    No matter what has gone before or what you say Richard, some people just won’t listen as ‘it won’t happen to me!’ but they will be the first in the queue for a bailout.

    It ‘s the 1st week of the campaign, too early to tell what they will accept. If you up your offer to $310k they may come down a bit more. Don’t be over anxious & pay too much but don’t offer too little & lose it.

    Good area , not sure about vacancy rates – returns will vary so research what is being leased at present & how that compares.

    Is it east-side, close to the station or Killara high etc?

    I would steer clear of this minefield. Simple things like Who does the maintainence/gardens/lawns – are they insured if they injure themselves on premises? How about visitors? The owners would be personally liable for any claim. Many on the forums are concerned about asset protection, with this one you could lose the lot.

    If the present owners have scant regard for the basics, where will this apathy lead?

    AFAIK the strata act requires the formation of a body corporate as well as effecting various insurances & requirements on the owners corporation. They cannot override the law.

    That ‘s why you get personal or director’s guarantees, can enforce a lock-out & personally hold the bond. Office of Fairtrading doesn’t want to know about it, unless it is resi or retail.
