    Bureau of Met must be having an off day. It gets quite cold in Gundagai – its about 450km South of Sydney & past Canberra on the way to Victoria. Yes hot in summer but bitter in winter.

    $65k gross (with probably 20% outgoings), no lease expiry profile, no due diligence on fire/mechanical/hydraulic services.

    So the headline rate might look good but at less than 8% net for a unique rural property which does not appear to have any really good leases in place (highest payer is likely to be the hardware/storage).

    qldminer, are you looking at your net position or just your cash position in being $20k pa better off? As Richard points out there are several ways to skin a cat and get money out of the property eg depreciation. Is your current loan principal & interest or interest only? Are you on the best loan for your situation etc? I can't offer too much insight into the Qld market other than I thought it stalled a little later (2009/10) and Bris/GC generally stagnates for 7-10 years after a long run of activity. Was it the RP Data report which showed it expected growth of >12% over the next 3 years in Brisbane (slightly less then Melb/Syd).

    You don't always get a less than desireable tenant in these areas but you have to be prepared for some of the bumps along the way eg: unemployment, relationship breakdowns, first time out/no credit history etc.

    So it comes down to what you expect from the tenant and what you get as payback (risk).

    Generally I would request an audit
    a) if one had not been undertaken for five years
    b) if there were alot of expenses in the year
    c) if there was a new strata manager
    d) suspicion of anomolies in the accounts.

    The strata manager should back this up as well.

    Is it still possible to withdraw all of your super if you are relocating overseas with no intention to work in Australian. again?

    There’s nothing I like more than putting a cat among the pigeons or stirring up the odd pm. You would think that if the pm gave an order then the invoice would flow to the agency (what if you had sold, run off with Mistress Dub etc)

    Where does your solicitor fit into the picture to ensure you’ve executed the document correctly?

    Does changing the Trustee change the ownership & trigger more stamp duty?

    Shoot your PM! Ask them for a copy of their privacy policy ie how do they protect your anonimity & what they can do with your personal details.

    Ask how the contractors found your details as you didn’t engage them directly. Advise the pm that another breach of their privacy policy & you walk.

    Not true – cost to the seller & value to a purchaser aren’t the same thing.

    Improvements must be appropriate to the market eg not too many bedrooms or poorly built extensions actually deter buyers.

    Sounds like it might be time to engage a surveyor, solicitor & valuer to get your deal over the line.

    Agents don't generally get involved in marketing options over a private treaty because they sell property where they get their commission in 42 days (not on the never never plan where the option is subject to a lot more than achieving an approval on a development site).

    Now to be fair he hasn't sued for specific performance (she's a proven performer) but for falling out of the ugly tree and hitting every branch on the way down?

    Wouldn't she have been ugly well before the birth of the kid? or was he in a state of permanent drunkedness and finally sobered up when the kid was born?
