    Now that's a helluva lot better. The only thing missing in the copy is that the place if kid (pet) friendly/fully fenced.

    Are they also selling their own or some other developer’s property? ie do they have a vested interest in sales , the management of what they spruik?

    Or are they selling the knowledge, systems & support to help you on your way?

    I'd expect that you'd have done your expected sale prices before kicking off the development ie at feasibility stage and only be reviewing them on the basis of actual cost of construction, holding costs and state of the market.

    I'd agree with Jac, the photos don't do anything for the house. Newspaper on the windows months after it has been put up for lease? Where are the blinds? Gardens/Lawns? Poor quality photos. Definitely needs open times listed. Other features – pet friendly or not?

    If they do, they have to manage them. So the agent will need to make sure that whoever they put forward is reasonable.

    Seriously though, research the bible: get 1 goat/lamb, slit its neck and smear the blood around the door jamb and threshold of each entry. If the men in the white coats and the green Mercedes don't come and collect (you), then you may need to consider reducing the asking price (ie sacrifice it for six months, then seek a new tenant).

    Or you could change strategy and get an open agency agreement with another agent, first to lease gets the management.

    Is the curse a caveat or an easement? I'd be seeing my solicitor to see if he can get it lifted.

    Agents (certificate holders not licenced) work under an award ie there is a base wage that you must get even if you are scratching your ring. Oh easy, you say…..No. they work on a debits and credits system, that is even though you get your base wage, this is run as a debit ie they pay you but you owe them that amount before earning any commission. When you sell you get possibly 40% of the total commission (not the advertising or other costs), this is then credited against what the agency has paid you already. Any extra you get.

    A licensed agent can work for commission only, the risk is you go hungry for months.

    Not an easy field to break into as you need to build up a reputation, trust etc – this takes time.

    What savings record do you have?
    How likely is it you will keep up/meet the repayments? ie assess the likelihood of a default.
    Proof of income/source of funds.
    Guarantors/referees

    Is that the vendor putting you overe a barrel so you won’t discover the effect of the caveat until you’ve released the bond unconditionally?

    I don't seem to have a problem with Chrome, Firefox or Opera (on my phone). I can't even find IE on my laptop, must have deleted it – ooops!

    Just install gutter guard and in most cases it should stop the accumulation of leaves.

    There are a couple of options to investigate: purchase some positively geared property (possibly in growth areas), diversify ie look interstate for cap growth or cf, sell the worst performing asset and buy a quality inner city location, nothing against Kangaroo Point.

    Delete the street names – suburb will suffice as scammers may see you as a target if they can identify you from the transactions

    Depends upon whether you have put a special condition in the lease. If its silent then you’d be responsible.
