I would gravitate towards the one who says its a holding cost. At the end of the day it might make a couple of hundred $ difference but I would prefer to be claiming rather than amortising the cost.

For some there will be a positive impact but for those with existing retail premises or zoned residential adjoining the centre, there could be some big downsides. If it were accompanied by an announcement to improve transport it could have a bigger positive impact.

I would say:1) No chance if the tenants are currently under a lease, if it is an expired lease then you would have to give the appropriate period of notice2) See point 1)

Absolute false economy. Unless you are a skilled negotiator, good contracts manager, have the ability to plan & organise trades, have plenty of spare time to supervise/coordinate trades, read plans, solve problems & manage cashflow – you’re dreaming.

Contact the licensee of the agency, tell them how poorly the new pm has treated you, that their actions have been pretty abysmal & that they should refund any letting fee, advert costs etc for the last x months.

It would depend on council – are granny flats permissible? You would need approvals for the conversions to a habitable dwelling as well as for plumbing etc.
You may be better off leasing the shed out for storage so factor that into your comparison calculations.

It depends. You are going to have your construction costs increase but you will end up with less of something else & the savings will be reflected there eg less landscaping/paved areas/parking/roads Etc…….

ok – which state? In NSW you cannot increase the bond & must also give 90 days notice of a rent review. Why would the tenant be required to stump up the entire bond? Would yurt not have the previous owner transfer it from the bond board? You can’t personally hold the bond in any case, it must be lodged with the RBB.

Also noted another sale indicating that prices being achieved have dropped 40-50% over the last 5-7 years. There are some big losses out there just waiting to be crystalised. That’ll put more pressure on rates & access to commercial funding.

What is causing the paint to peel? Poor preparation? Cheapest paint?
Paint is generally a reasonable finish in bathrooms provided you use a fungicide additive.

Zero lot line generally allows you to build right up to your boundaries either one or both. You cannot expect that your neighbour grant you rights to access their property. Why would construction on right side of lot 2 with lot 4 sitting on boundary stop you building? You have a blank wall either side of you.

Generally , the act will state that the property manager will break-up required to be fully licensed to manage property on behalf of another.
