It is Saturday, the busiest day of the week. If you want to arrange time for an inspection call on Monday/Tuesday to find a slot for the weekend, don't wait until the last minute to see if he will drop everything to accommodate you.

Scott No Mates replied to the topic Heritage Listings – help needed in the forum Help Needed! 12 years ago
Generally as Freckles pointed out, worst case scenario is you’ll need a heritage consultant to get their assessment etc as you must be fully conversant with the items requiring protection.
In most cases the heritage items pertain to the streetscape.
On the upside the property is exempt from land tax.

Having just spent a few days up in the Hunter, I did notice a few things: new subdivisions on the south side of Muswellbrook, most of the people that I spoke to who work in Muswellbrook (non-mine related) don't live there (they travel in daily from as far as 1/2 hr away or longer), the rental returns on face value are quite good (just have a look…[Read more]

Get it in writing from the council town planner including the clauses from the LEPRE/DCP.
Some councild won’t allow zero lot lines but others will allow it.
There is also ‘oops’ get the plans approved retaining the wall, build the tie-in walls then oops the old one fell over and gets rebuilt.
Scott No Mates replied to the topic Should you buy in lowlife areas? in the forum General Property 12 years ago
You might need to change your view of the area so that you don’t let your attitude get pushed onto your pm. If you think of your pm as a lowlife, what will you expect in the way of tenants?

Take a visit to Bondi – you should find a kiwi expat or two down there.
But seriously an oz based kiwi would have the requisition knowledge.

$65k gross (with probably 20% outgoings), no lease expiry profile, no due diligence on fire/mechanical/hydraulic services.
So the headline rate might look good but at less than 8% net for a unique rural property which does not appear to have any really good leases in place (highest payer is likely to be the hardware/storage).

qldminer, are you looking at your net position or just your cash position in being $20k pa better off? As Richard points out there are several ways to skin a cat and get money out of the property eg depreciation. Is your current loan principal & interest or interest only? Are you on the best loan for your situation etc? I can't offer too much…[Read more]
Scott No Mates replied to the topic Should you buy in lowlife areas? in the forum General Property 12 years ago
You don't always get a less than desireable tenant in these areas but you have to be prepared for some of the bumps along the way eg: unemployment, relationship breakdowns, first time out/no credit history etc.
So it comes down to what you expect from the tenant and what you get as payback (risk).
